Comfort Systems USA installs, maintains and repairs the mechanical (HVAC, plumbing, piping, fire protection) and electrical systems inside commercial, institutional and industrial buildings, operating through a decentralized network of acquired local contracting businesses across the United States. Over the last decade the company has compounded by combining steady bolt-on acquisitions with organic growth, and over the last three years its results have been transformed by a surge in demand from the technology sector — specifically the construction of large data centers — which now drives a large and growing share of both its mechanical and electrical segments. Reported backlog stood at $11.9 billion at the end of 2025, roughly 1.3 times a full year of revenue, and results for the first half of 2026 show this demand continuing to build rather than fade. We measure the cash the business actually generates for owners — operating cash flow, after stripping out the swings caused by working-capital timing and non-cash stock compensation, and after setting aside only the capital spending needed to sustain (not grow) the current business. On that basis, owner earnings per share have grown from about $1.73 in 2016 to roughly $31 in 2025, with the sharpest acceleration in the last three years as the data-center-driven segment scaled up. Because that acceleration is concentrated in a narrow, historically unprecedented capital-spending cycle by a small number of large technology customers, we do not treat the very latest year as the normal, sustainable level of the business. Instead we anchor our valuation on the middle of the last three fiscal years (2023–2025) — about $17.86 per share — and let recent momentum (including the acceleration seen through mid-2026) inform how quickly earnings grow from there, rather than inflating the starting level itself. Our base case assumes growth moderates from the very rapid recent pace toward a more typical mid-single-digit rate by the back half of the coming decade, as today's exceptional data-center bookings are worked through and the business settles into a larger, but less frenetic, steady state built on its now much larger platform. Our bear case assumes the technology-sector building boom cools sharply within the next one to two years — a real risk given how concentrated recent growth has been in a handful of large accounts and projects — causing a period of flat-to-declining earnings before the underlying mechanical/electrical contracting business resumes modest growth. Our bull case assumes the current pace of technology-sector construction demand continues at a strong clip for several more years, consistent with the momentum already visible in bookings and the first half of 2026, before gradually moderating. For the years beyond our ten-year forecast we do not assume the current boom-driven earnings level persists indefinitely: we fade the data-center-related layer of earnings back toward a lower, more durable level (consistent with the company's decades-long track record as a consolidator of a fragmented, labor-based contracting industry) and apply only a modest, low single-digit long-run growth rate to that reduced base. In our bull case, this long-run tail still accounts for a large majority of the total value, which we flag because it depends on our judgment that the platform Comfort Systems has built will remain valuable even after today's exceptional project cycle normalizes — a judgment about durability of relationships and capability, not about the current boom continuing forever. One accounting judgment worth noting: a meaningful and growing portion of reported earnings reflects the add-back of intangible-asset amortization from past acquisitions. Because Comfort Systems continues to acquire similar-sized businesses every year, we have treated this amortization as an ongoing cost of the acquisition engine rather than as a one-time, expiring charge, and we have addressed the associated risk through our growth and bear-case assumptions rather than through a separate deduction from earnings. Putting these pieces together, the shares appear worth meaningfully more than a simple trailing-multiple view would suggest, reflecting both the low discount rate used in this type of long-horizon, cash-based valuation and the company's genuinely strong current momentum. That said, the gap between our bear and base cases is wide, because so much of recent growth traces to a concentrated, relatively young demand cycle whose duration is inherently uncertain. The margin-of-safety price therefore builds in a substantial discount against the risk that this cycle cools faster than expected. All figures in this analysis reflect the business itself; we did not use, and this analysis does not reflect, the current trading price of the shares.
