Williams-Sonoma sells home furnishings under the Pottery Barn, West Elm, Williams Sonoma, Rejuvenation, Mark and Graham and related brand names, through e-commerce sites and company stores, with franchise partners abroad. Revenue was $7.81 billion in the year ended February 1, 2026 and has sat between $7.7 billion and $8.7 billion for four years. What changed is profitability: gross margin rose from 36.3% in fiscal 2019 to 46.2% in fiscal 2025 and operating margin from 7.9% to 18.1%. Whether that margin holds is the main question for the shares. Normal earning power. We measure cash earnings as operating cash flow, less swings in inventory, payables and other working capital, less the cost of stock granted to employees, less the capital spending needed to keep stores and warehouses running, and then add back the small amount of interest paid because the company has no borrowings. Fiscal 2021 to 2025 gave $1,138 million, $990 million, $971 million, $1,118 million and $1,083 million. Fiscal 2024 includes a one-time $49 million benefit from correcting an over-accrued freight cost, which we removed ($1,069 million). The middle of the five years is $1,069 million, or about $9.00 per share on 118.9 million diluted shares. We start the window in fiscal 2021 because the pandemic-era step up in sales and margin has been stable since; years before it describe a lower-margin business. In the quarter ended August 2, 2026 the company booked a one-time $167.8 million credit from refunds of earlier tariff payments, partly offset by a $47.5 million provision to reimburse vendors and a $10 million discretionary employee retirement contribution. We treated that as non-recurring and did not raise normal earnings. Cash earnings in the latest year were 3.2% lower than the year before as reported, or 1.3% higher once the freight item is removed; our base case assumes no growth in the first year. Base case, $153.11 per share. Cash earnings stay at $1,069 million, with one downturn like fiscal 2023 inside the decade (revenue fell 10.7% and operating income fell $254 million, about 27.5 cents per lost dollar of sales), which trims cash earnings to about $897 million in year three and $983 million in year four before they return to $1,069 million and continue indefinitely. The company has operated since 1956, stayed profitable through the 2008 to 2010 downturn and is debt free, which is why we let a stable level continue. We credit no growth: revenue was down 10.7%, down 0.5% and up 1.2% in the last three years, so there is no recent record of growth to rely on. The business is worth about $17.6 billion, owes nothing and holds about $600 million of excess cash, which is $153.11 per share. Bear case, $80.13 per share. This follows the 2008 to 2010 housing and consumer downturn, when the company's revenue fell 14.8% and then 7.7% (about 21% in two years, from $3.94 billion to $3.10 billion) and profit fell by roughly 85%. Applied today: revenue falls 10% in year one and 21% in total by year two (to about $6.2 billion), and each lost dollar of sales costs 40 to 45 cents of operating profit at the worst point (easing to 30 cents as costs are cut), a heavier loss rate than in fiscal 2023 because stores, distribution and leases ($1.46 billion of operating lease liabilities) are largely fixed. Cash earnings drop to $832 million, then $508 million (about $4.27 per share), then recover to $596 million, $766 million and $899 million as sales, flat in year three, rebuild by about 6% to 7% a year back to $7.8 billion. After that, operating margin settles at 16.1%, the lowest of the last five years, instead of 18.1%, because merchandise margin was 2.3 points lower in the latest quarter, primarily from tariff costs, leaving cash earnings of $950 million through year ten. We then fade that to zero over the following fifteen years rather than assuming it continues forever. The business is worth about $8.9 billion, owes nothing and holds about $0.6 billion of excess cash. Bull case, $182.56 per share. No recession in the decade and cash earnings grow 2% a year from the fiscal 2025 level of $1,083 million to about $1,320 million, then hold. Year one's 2% is above the latest year's 1.3% adjusted growth because first-half fiscal 2026 revenue was up 5.6% (second quarter up 6.7%, comparable sales up 6.2%), reported in the filing of August 28, 2026. 2% is less than half the 4.9% yearly revenue growth since fiscal 2016, with revenue up in seven of those nine years. We left out growth from new products, new markets and share gains, because the company has not shown it can repeat them through a downturn. The business is worth about $21.1 billion, owes nothing and holds about $0.6 billion of excess cash. Debt and cash. There are no borrowings; the $600 million revolving credit line (maturing June 26, 2030) is undrawn apart from $14.1 million of letters of credit. Cash was $1.03 billion at August 2, 2026 but fell to $652 million in May, so we count only $600 million as spare. Lease obligations are already charged in operating cash flow, so we did not subtract them again. What could make this wrong. About 19% of merchandise purchases come from China, 16% from Vietnam and 15% from India, so tariff policy matters. In February 2026 the Supreme Court struck down the tariffs imposed under emergency powers, but replacement tariffs followed. If tariffs keep operating margin 0.8 points lower than last year's 18.1% (the company's adjusted second-quarter margin was 17.3%), cash earnings would be about $48 million lower and the base case would be about $6.70 per share lower. A deeper or longer downturn than 2008 to 2010 would also push value below the bear case. Our September 1, 2026 estimates were built on a different basis and are not comparable. Margin-of-safety price, $58.00. We are fairly sure of the level of earnings: five straight years between $971 million and $1.14 billion, with no debt to magnify a mistake. The worst plausible outcome is a 2008 style slump with tariffs still in place; cash earnings would drop by more than half to about $4.27 per share, but the company has no debt to refinance, about $1 billion of cash and an undrawn credit line, so it would stay profitable and survive. Its main structural weakness is rigid store and distribution leases. The two things we are most likely wrong about are the margin (a 0.8-point permanent drop costs about $6.70 per share of value) and how soon a recession arrives. At $58.00, the operating business is priced at about $53 per share after the $5 per share of spare cash, so its roughly $9.00 per share of normal cash earnings is a yield near 17% a year before any change in valuation; the company returned cash through dividends ($316 million in fiscal 2025) and share repurchases ($854 million). The price assumes a holding period of up to five years for the share price to move toward the value of that cash stream, with the business paying most of the implied return in dividends and repurchases over that period. If the bear case happens, cash earnings fall to about half of that level in the worst year, and even the bear value of $80.13 is above $58.00. The margin-of-safety price is not higher because, at a higher price, a business that simply stays flat would imply less than 20% a year.

Sales geography
United States (Northeast, Midwest, West and South; about 96% of net revenues), plus Puerto Rico, Canada, Australia and the United Kingdom (international operations including franchise businesses were $321.3 million of $7,806.8 million in fiscal 2025); franchise partners operate stores in Mexico, South Korea and India.
Historical growth strategy
Built a portfolio of distinct home brands (Pottery Barn, Pottery Barn Kids and Teen, West Elm, Williams Sonoma Home, plus acquired Rejuvenation in 2011 and later Mark and Graham and GreenRow), shifted the business toward e-commerce alongside company stores, made a small technology acquisition (Outward, fiscal 2017), and extended reach abroad through franchise partners rather than owned stores. Since fiscal 2019 profit growth has come mostly from margin gains rather than new stores, and cash has gone to dividends and large share repurchases.
Chart analysis
A chartist would see a long-term uptrend: the shares have risen strongly over the past several years (the stock split 2-for-1 in July 2024). Over the past 52 weeks the price ranged from $165.51 to $254.89 and has recently traded near $232, in the upper quarter of that range and roughly 9% below the high. The $255 high is the resistance to watch; a close above it on strong volume would be read as a breakout to new highs, while the mid-$160s low is the major support and a break below it would damage the uptrend. The wide 52-week range, about 54% from low to high, shows the shares react sharply to tariff and housing-sensitive news, which chartists treat as a high-volatility, momentum-driven name.
