TFS Financial is the holding company for Third Federal Savings and Loan, a Cleveland-based thrift founded in 1938. It gathers deposits (mostly certificates of deposit and savings) and lends them out as residential mortgages (about 69% of loans) and home equity lines of credit (about 26%, and growing fast). It earns the gap between the two. Net interest income was $292.7M in fiscal 2025, up 5.1%. The founding mutual holding company owns the majority of the shares and waives most dividends. Owner earnings are still shared equally across every share, so we value them per share on all shares outstanding. How we measured earnings: we started from operating cash flow and removed swings in receivables, payables and the inventory of mortgages held for sale. We then subtracted the ESOP and stock-compensation expense, about $9.6M a year, as a real cost, and subtracted maintenance capital spending, which is small (roughly $2M to $11M a year). Our figures tie back to net income plus depreciation and other non-cash items. Over the last ten fiscal years (2016 to 2025), owner earnings have run between $0.23 and $0.45 per share. The middle value is about $0.317. Fiscal 2020 (about $0.45) was lifted by $28M of mortgage sale gains during the refinancing boom. Fiscal 2022 (about $0.23) was the trough, when rates jumped and operating cash flow fell to $39M. We anchored on the ten-year median because the decade covers a full rate cycle and the business, a deposit-funded lender, has not changed in kind. Fiscal 2025 came in at $0.343, up 8.3% from $0.317 in fiscal 2024. We assume 1% growth in year one of the base case, below that recent rate. Base case ($5.71 per share): owner earnings start at $0.317 and grow 1% a year for ten years. After that the level holds flat. The 1% comes from the one growth mechanism already in evidence: the bank keeps roughly a third of its earnings after dividends, and the record shows about 1% a year in owner-earnings growth across the decade. Beyond year ten we assume the deposit-and-lending franchise simply keeps earning what it earns, since it has done so through every rate environment in ten years with positive owner earnings every year. We credit no growth beyond that. The recent home equity line growth (balances up 22% in fiscal 2025) and the higher earnings in the first nine months of fiscal 2026 (net income $76.1M versus $65.0M, operating cash flow $108.9M versus $93.5M) are left out of the level. Nine months is not enough to move the anchor, and the growth depends on a rate and lending environment that has not yet been shown to last. Bear case ($3.51): the trough year of fiscal 2022 ($0.235 per share) becomes normal, meaning funding costs stay above what the fixed-rate loan book yields. In addition, home equity credit deteriorates for two years and wipes out earnings entirely. That risk is named: home equity lines are $4.1B, or 26% of loans, up from $3.3B a year earlier, and a large share sits in Florida, California and other states. The company's own filing says its home equity credit portfolio makes up a significant part of gross charge-offs. The allowance is $74M, or 0.47% of loans. Earnings then resume at the trough level of $0.235 and hold flat. Bull case ($6.96): owner earnings start at the fiscal 2025 level of $0.343 (already achieved) and grow 2.5% a year for ten years, driven by retained earnings and continued home equity lending funded by deposits, then hold flat. It does not assume a return to the fiscal 2020 peak, which rested on a one-time mortgage boom. We do not deduct debt from these values. The bank's borrowings and deposits are its funding, and their interest cost is already taken out of earnings. Leverage and rate sensitivity are what drive the bear case. The main things that would make this analysis wrong: a credit cycle in home equity lending worse than the two-year hit modeled, or a persistent squeeze between deposit costs and mortgage yields. Margin-of-safety price: about $3.50 per share. That is roughly the bear-case value and about 39% below the base value. The margin reflects a rate-sensitive lender with fast-growing home equity exposure and a majority holder that controls corporate decisions. Minority holders could be affected if that structure changes.
