Urban Outfitters, Inc. runs four businesses under one roof: the Urban Outfitters stores, Anthropologie (its steadiest performer), Free People (which includes the fast-growing FP Movement activewear line), and Nuuly, a clothing-rental subscription service that has grown from a small experiment into a meaningful, profitable part of the company. Together these generated about $6.2 billion of revenue and $465 million of net income in the fiscal year ended January 31, 2026. We value the company on the cash it actually generates for owners — operating cash flow, less the cash spent keeping the store fleet and inventory system running (as opposed to cash spent opening new stores or growing Nuuly's rental fleet), less the cost of employee stock awards. Because store-lease payments are handled differently under current accounting rules (a non-cash rent expense offset by a separate cash payment to reduce the lease liability), we treated the net cash cost of leases as a normal, recurring operating expense rather than a timing swing to look through — it doesn’t reverse from year to year the way an inventory build does. Over the last ten fiscal years this cash-generation measure per share has ranged from a low of about $(0.43) in the pandemic-disrupted year ended January 2021 to a high of about $3.94 in the year just completed, averaging roughly $2 in between, with one very weak year (fiscal 2023, about $0.36 per share) when an industry-wide inventory glut forced heavy discounting. We anchored the valuation on the three most recent years — fiscal 2024 through fiscal 2026, median about $3.64 per share — because we think Nuuly's move to sustained profitability and management's post-2023 shift to more disciplined inventory and full-price selling mark a real change in how this business now performs, not just a lucky run. We're flagging this as a judgment call: an investor who believes the last three years are more flattering than representative should weight our bear case more heavily. Our base case assumes steady, moderating growth — roughly mid-single digits in the next few years, tapering toward the low single digits by year ten — as Nuuly's growth normalizes and the three store brands continue to execute reasonably well. Beyond the ten-year forecast, we assumed the business holds its earnings level flat rather than growing further, reflecting the reality that apparel brands don't have a durable moat — fashion tastes shift, and what a brand earns today isn't guaranteed to compound forever. That flat-forever assumption after year ten still accounts for a bit under 60% of the total value in every case, which is worth knowing: a meaningful share of what we think these shares are worth rests on Urban Outfitters remaining a going concern of roughly today's earning power indefinitely, not on continued growth. Our bear case assumes a real setback: a recession-grade pullback in discretionary apparel spending, the Urban Outfitters nameplate continuing to lose relevance with younger shoppers, and a return of the kind of heavy discounting that hit results in fiscal 2023 (that year alone saw owner earnings per share fall by more than three-quarters from the prior year, so this isn't a hypothetical — it happened once in the last decade). Nuuly's growth stalls and its economics prove less durable than hoped. Under this case we estimate the shares are worth around $30. Our bull case assumes Nuuly keeps scaling profitably, Anthropologie and Free People keep comping well, and Urban Outfitters stabilizes rather than continuing to fade, worth around $117. Putting these together, our base-case estimate of intrinsic value is about $75 per share. Given how much worse the bear case is than the base case here, the margin-of-safety price is set at a meaningful discount, around $44 per share, to allow for the real chance that recent strength doesn't hold. We didn't find anything in the filings we couldn't reconcile; the cash flow statement ties out cleanly to net income and the balance sheet.
