Starwood Property Trust is a large real estate finance company. Its main business is originating and holding commercial mortgage loans (Commercial and Residential Lending), plus an Infrastructure Lending arm, a Property segment that owns net-leased and affordable multifamily real estate (Woodstar), and a Investing and Servicing segment that includes a special servicer and CMBS investments. In July 2025 it bought Fundamental Income Properties, a net-lease owner with roughly 490 properties, for about $2.2 billion including assumed debt. How we measured earnings. Cash from operations at a lender like this swings wildly because loans originated for sale into securitizations run through operating cash flow. We removed the net cash effect of loans held for sale (for example a $1.3 billion swing in 2021), deducted stock compensation (about $50-75 million a year) as a real cost, and found no meaningful maintenance capital spending; the $878 million of 2025 real estate spending was mostly the Fundamental purchase, which we treat as an investment rather than upkeep. On that basis owner earnings per share over the last ten years were $1.21, 1.26, 1.39, 1.06, 0.89, 0.93, 1.37, 0.89, 1.20 and 1.59 (2016 to 2025). We use the ten-year median of about $1.20 per share as the normal level: the business has been the same lender throughout, and the window contains two stress periods (2020 and 2023) and two strong years (2022 and 2025). 2025 rose 32% from 2024; we do not extend that, and our first-year growth is zero, partly because the Fundamental acquisition also added shares and debt, so per-share benefit is unproven. Reported net income per share in 2025 (about $1.18) supports a level near $1.20. Base case: about $20 per share. Earnings stay near $1.20 per share indefinitely. The evidence is a sixteen-year record of earning roughly that amount through the 2020 pandemic and the 2023 commercial property downturn while holding its dividend. We credit no growth: issuing shares to fund expansion has not raised per-share earnings (earnings per share are about the same as a decade ago even as the share count rose from 242 million to 350 million), and margin gains or new markets are not secured. Bear case: about $12.50. Commercial real estate credit problems (office and other troubled loans, foreclosed properties) and heavy borrowing, including about $1.3 billion of debt assumed with Fundamental, hold per-share earnings at roughly $0.75, below the worst year in the last decade ($0.89), permanently. Bull case: about $24. Loan origination and the newly acquired net-lease portfolio deliver a full-year contribution and earnings settle near $1.45 per share, between 2018 and 2022 levels ($1.37 to $1.39) and 2025 ($1.59), with no growth beyond that. Where these estimates could be wrong: the stated dividend has been $1.92 per share, well above our earnings level. Our figure counts depreciation as a cash-like add-back but does not credit realized investment gains, which the company's own measure of distributable earnings does; if those gains are recurring and large, we are understating value. On the other side, owned properties will require upkeep that we could not separate from acquisition spending, so our earnings may be somewhat overstated. The margin-of-safety price is set near the bear case because the business is highly leveraged and tied to commercial real estate credit.
