Onity Group, formerly Ocwen Financial, services and originates US home mortgages through PHH Mortgage and Liberty Reverse Mortgage. It earns fees for collecting payments on loans it owns the servicing rights to or services for others, and gains when it originates and sells loans. Its mortgage servicing rights are carried at fair value (about $3.2 billion at June 30, 2026, up from $2.5 billion at the end of 2024), so reported profits swing with interest rates. Because loans made for resale pass through operating cash flow, operating cash flow is meaningless here (negative $748 million in profitable 2025), so we measure earning power as net income to common shareholders, treating the business like a lender. Earning power. Over the business as it now exists (2021 onward, after the PHH integration and the Oaktree partnership) per-share earnings were $1.93, $2.86, a loss of $8.34, $4.13 and, for 2025, $21.47 reported. The 2025 figure includes a roughly $120 million deferred tax benefit, the reversal of a reserve against past tax losses; it is non-cash and does not recur. On pre-tax income of $62.7 million, 2025 normal earning power was about $5.60 a share after a normal tax, or about $7.30 before tax. Years before 2021 were losses in every year from 2015 to 2020 (between $4.59 and $24.17 a share) and describe the old Ocwen, not today's business, so they are excluded from the level but inform the bear case. The tax-loss carryforwards behind that benefit mean little cash tax for several years. What changed. In October 2025 Rithm Capital, the largest subservicing client, gave notice it would not renew its agreements effective January 31, 2026. Rithm paid $78.5 million of 2025 servicing fees (12% of the total) against $36.8 million of related expense, and its loans were about half of all delinquent loans Onity services, so the loss shrinks revenue but also cuts the most labour-intensive work. The first half of 2026 was a loss of $0.74 a share, driven by fair-value write-downs of servicing rights and hedge losses as rates moved, alongside the Rithm transition. On the other side, the owned servicing portfolio kept growing, the Oaktree MAV subservicing agreement runs exclusively through November 2029, and the company raised another $200 million of its 9.875% notes in January 2026. Our previous figures were built on a different basis and are not comparable. Debt. Warehouse lines, servicing-advance facilities and securitization notes fund the loan book and are part of the business, and the earnings we value are already after all interest, including the roughly $693 million of 9.875% senior notes due November 2029 (rated Caa1/B-). We therefore subtract no debt separately; the refinancing risk of those notes is carried in the bear case. Equity at June 30, 2026 was about $610 million, roughly $72 a share, of which roughly $14 a share is deferred tax assets. Base case, $43.40. Earnings settle below 2025 because the Rithm fees are gone: about $3.50 a share for five years while tax losses shelter income, then about $3.00 once normally taxed. Growth in the owned servicing book is not credited because the portfolio's history includes large write-downs and runoff. The servicing franchise has operated for decades and is assumed to keep earning at that level for 30 years, then nothing. Trailing growth in normal earnings was +36% in 2025; year one of the base assumes roughly a 37% decline, below the trailing rate, because of the Rithm loss and the first-half loss. Bear case, $3.45. Mortgage servicers have been through full cycles: the 2020 rate collapse wiped out servicing-right values through refinancing runoff, and 2023 produced a $63.7 million loss. The bear case repeats a downturn of that depth for two years (losses of about $6 a share each year, about $100 million of equity consumed), then the 2029 notes are refinanced at a materially higher rate given the Caa1 rating, holding earnings to about $1.50 a share through year 20, after which nothing is credited. The equity cushion survives the downturn, so the case carries its debt, but there is little left for shareholders. The company's 2015 to 2020 record of six straight loss years shows this is not an imagined outcome. Bull case, $84.57. Growth in the owned servicing book and the MAV relationship replace the Rithm earnings, restoring 2025 pre-tax earning power of about $7.30 a share for six years while tax losses shelter it, then about $5.50 a share after tax through year 30. Margin-of-safety price. We are not confident in the earnings level: positive years have ranged from about $2 to $6 a share and the business has lost money in two of the last five years and six of the last eleven. The worst plausible outcome is another rate shock that marks down servicing rights while lenders tighten, with the 2029 notes coming due into a weak market; equity of about $610 million covers a couple of bad years, but a third or a failed refinancing would mean dilution at low prices. If we are wrong about Rithm being replaced, or about earnings recovering to even $3 a share, the shares are worth little more than the bear case. The company pays no common dividend, so all return must come from value being recognised, and the price assumes a three-to-five-year holding period. At $15, the price is about one-fifth of book value and a recovery to even half the base case implies the required return within about three years, while the bear case implies a loss of most of that price; the margin-of-safety price is set at $15 because only at that level does the base case justify that risk.

2025 $21.46 ▼
Onity Group Inc. (ONIT), a West Palm Beach mortgage servicer and originator operating through PHH Mortgage and Liberty Reverse Mortgage; formerly Ocwen Financial. FINANCIAL-COMPANY BASIS per the recipe's treatment of banks and insurers: owner earnings = net income available to common, NOT CFO - capex - SBC. FY2025 net income available to common 185.4 million USD (net income 189.5 million) / 8,637,309 weighted-average diluted shares = 21.4650. Source: FY2025 10-K, accession 0001628280-26-008625. WHY THE CASH FORMULA IS UNUSABLE: operating cash flow was NEGATIVE 748.0 million in 2025 and NEGATIVE 573.8 million in 2024, both profitable years, because loans originated for sale run through operating activities. The literal formula would produce owner earnings of about (87.60) a share for a company that earned 21.47. No net-debt bridge is added: warehouse lines and servicing-advance facilities are a lender's operating funding. THIS YEAR'S HEADLINE NUMBER IS NOT EARNING POWER. Income tax was a BENEFIT of 126.8 million, almost certainly the release of a valuation allowance against deferred tax assets, a non-cash and non-recurring item. Pre-tax income was therefore about 62.7 million; taxed at a normal rate that is roughly 48 million, or about 5.60 a share, and that is the figure the valuation uses. FIVE-YEAR OWNER EARNINGS PER SHARE: 2021 1.9291, 2022 2.8564, 2023 (8.3425), 2024 4.1298, 2025 21.4650 - or, normalising 2025 for the tax benefit, about 5.60. Revenue has been flat at roughly 1.0 billion (1,066.7 in 2023, 976.0 in 2024, 1,066.7 in 2025). BALANCE SHEET at 31 December 2025: shareholders' equity 627.9 million, up from 442.9 a year earlier almost exactly by the reported profit; 8,521,636 shares outstanding at 13 February 2026, so book value is about 73.68 a share. Cash 180.5 million. Return on equity on normalised earnings is therefore roughly 7.6%, against the 35% the headline figure implies. DATA CAVEAT FOR THE CALLER: the FY2025 10-K full submission is 34MB and cannot be retrieved through the document tools, so the tax-benefit interpretation is inferred from the tagged income tax line (negative 126.8 million) rather than read from the filing text. SCREENS: no going-concern indication; US Virgin Islands / Florida operations, not Chinese; not cannabis, crypto or a shell.
2024 $4.13 ▼
Onity Group Inc. (ONIT). FINANCIAL-COMPANY BASIS: owner earnings = net income available to common = 33.4 million USD (net income 33.9 million) / 8,087,535 weighted-average diluted shares = 4.1298. Revenue 976.0 million; income tax expense 5.3 million, so pre-tax income was about 39.2 million. This is the cleanest read on normal earning power in the series - the year before and after are both distorted. Source: FY2025 10-K comparative column, accession 0001628280-26-008625.
2023 -$8.34 ▼
Onity Group Inc. (ONIT). FINANCIAL-COMPANY BASIS: owner earnings = net income available to common = NEGATIVE 63.7 million USD / 7,635,584 weighted-average diluted shares = (8.3425). The worst year of the five. Revenue 1,066.7 million, pre-tax loss about 58.1 million before a 5.6 million tax charge. The share count reflects the one-for-fifteen reverse split completed that year. Source: FY2023 10-K, confirmed in the FY2025 comparative column.
2022 $2.86 ▼
Onity Group Inc. (ONIT). FINANCIAL-COMPANY BASIS: owner earnings = net income available to common = 25.7 million USD / 8,997,306 weighted-average diluted shares = 2.8564. Operating cash flow was a positive 173.2 million this year, but that reflects a collapse in origination volume as mortgage rates rose rather than improved profitability - further evidence that the cash figure tracks loan production, not earnings. Source: FY2023 10-K comparative columns.
2021 $1.93 ▼
Onity Group Inc. (ONIT), formerly Ocwen Financial. FINANCIAL-COMPANY BASIS, following the recipe's treatment of banks and insurers: owner earnings = net income available to common, NOT CFO - capex - SBC, and stock-based compensation is NOT deducted because it is already expensed in net income. FY2021 net income 18.1 million USD / 9,382,467 weighted-average diluted shares = 1.9291. WHY THE CASH FORMULA CANNOT BE USED HERE: this is a mortgage originator and servicer, and originations of loans held for sale run through OPERATING activities. Operating cash flow was NEGATIVE 468.4 million in 2021 while the company earned a profit - the figure measures loan production volume, not earning power. No net-debt bridge is added either: warehouse and advance facilities are operating funding for a lender, not a capital-structure claim. Source: FY2021 and FY2023 10-K comparative columns.

Onity Group (formerly Ocwen Financial). FINANCIAL-COMPANY BASIS, consistent with the stored 2021-2025 series: owner earnings = net income available to common (cash formula unusable because loans held for sale run through operating cash flow; SBC already expensed). FY2016 net loss to common (199.762)M / diluted shares 123,990,700 pre-split = 8,266,047 after the 1-for-15 reverse split of 2020 = (24.1666). Pre-transformation legacy Ocwen year, excluded from the valuation window. Source: FY2017 10-K, accession 0001628280-18-002495.

Sales geography
United States (nationwide mortgage servicing and origination; Northeast, Midwest, West and South), with servicing operations supported from India and the Philippines
Historical growth strategy
Grows its mortgage servicing portfolio by originating and buying mortgage servicing rights through its own correspondent, wholesale and retail channels and by winning subservicing mandates from capital partners (notably the Oaktree-backed MAV vehicle); earlier growth came through acquisitions such as PHH (2018) and reverse-mortgage platforms (Liberty).
Chart analysis
A chartist would describe a very long-term downtrend dating back to the Ocwen era, when the stock lost the vast majority of its value amid regulatory settlements and repeated losses, punctuated by a 1-for-15 reverse split in 2020. Since the rename to Onity the shares have traded in a broad, volatile range rather than a sustained trend, with sharp moves around rate swings and earnings, and a chartist would look for a decisive break above the range highs on volume before calling the long downtrend over.
