Rithm Capital owns and runs a large mortgage and real estate finance group. Its main earning engines are Newrez (mortgage origination and servicing), a portfolio of mortgage servicing rights, Genesis (short-term construction and renovation lending), single-family rental homes, and an asset management arm that now includes Sculptor and, since December 2025, Crestline. In December 2025 it also bought Paramount Group for about $1.8 billion, adding Class A office buildings in New York City and San Francisco. Balance-sheet leverage is high: about $43.8 billion of liabilities against $8.9 billion of equity at the end of 2025. How we measured earnings. Reported cash flow at a mortgage originator swings wildly because loans made and loans sold run through operating cash flow. We removed those loan and working-capital flows, added back non-cash items as usual, deducted stock compensation, and also deducted the dividends on preferred stock and the share of earnings belonging to minority holders, because common shareholders do not receive those. The company reports no separate spending on property and equipment that we could identify, so no maintenance capital spending was deducted; its investing outflows are purchases of earning assets. On this basis earnings per share were about $2.18 (2019), $1.55 (2020), a loss of $0.30 (2021), a loss of $0.83 (2022), $1.56 (2023), $1.72 (2024) and $1.82 (2025). The 2021 and 2022 figures are distorted: large non-cash gains on loan sales and servicing values are deducted while the cash from selling those loans sits in the flows we removed. We therefore anchor on 2023 to 2025, the years after the Genesis and Sculptor additions, and use the median, about $1.72 per share. Reported diluted earnings per share for those years were lower ($1.10, $1.67, $1.04), so our figure is more generous than the accounting result and the gap is unexplained beyond deferred taxes and interest received being added back. The most recent fiscal year grew about 6.4% on this measure; the base case assumes 0% in year one, below that. Base case: about $16.1 per share. Earnings stay at about $1.72 per share for ten years, then fade to zero over the following ten. We give no credit for growth. Origination volume rose from $39.8 billion in 2023 to $60.4 billion in 2024 and $66.3 billion in 2025, but that depends on the mortgage market and share gains, so we left it out. What persists is the servicing book (about $242.8 billion of loans serviced for others at the end of 2025) and the asset management and lending platforms, which fade because servicing rights run off and must be replaced. Bear case: about $7.6 per share. Earnings drop to about $1.10 per share, the average of 2019 to 2025 including the two loss years, for five years, then fade to zero over ten more. The named risks are the very high leverage, the swing from a $1.4 billion net loss in 2020 to strong profits in other years, and the newly acquired Paramount office portfolio, all of whose assets are in New York City and San Francisco. We do not subtract debt separately; leverage is reflected only through the weaker earnings path. Bull case: about $18.8 per share. Earnings hold at the 2025 level of about $1.82 for ten years, then fade over fifteen. This is the business simply keeping what it already earned, with a longer tail because of the size of the servicing and lending franchise. What would make this wrong: earnings from mortgage servicing and origination are volatile, and much of the reported cash is revalued from model inputs. Paramount and Crestline closed in December 2025, so 2025 earnings contain almost none of their results and shares outstanding will be higher than the 2025 average. We did not review the most recent quarterly report, so developments in 2026 are not reflected. The margin-of-safety price is about $8.0 per share, close to the bear case, given the leverage and earnings swings.
