AGNC Investment Corp. is a mortgage REIT. It borrows short-term, mostly through repurchase agreements, and buys mortgage-backed securities whose principal and interest are guaranteed by Fannie Mae, Freddie Mac or Ginnie Mae. At December 31, 2025 the portfolio was $94.8 billion, 95% of it 30-year fixed-rate Agency securities and TBAs. Leverage was 7.2 times tangible equity. Profit is the gap between what the securities yield and what the borrowing and interest-rate hedges cost, multiplied by that leverage. The price of the bonds moves every day, so owners gain or lose with it. How we measured earnings. For a business like this, cash flow from operations does not show what owners earn. AGNC records its hedge settlements as investing cash flows, and operating cash flow leaves out gains and losses on the bond portfolio. Operating cash flow was negative $118 million in 2023 and $86 million in 2024, even though the hedges brought in $989 million and $803 million in those years. So we used comprehensive income less preferred dividends as owner earnings. That figure counts interest, hedge results, and realized and unrealized changes in value, and it is the change in tangible book value plus common dividends. Per diluted share it was $0.80 (2016), $2.21 (2017), -$1.14 (2018), $3.09 (2019), $0.47 (2020), $0.44 (2021), -$4.22 (2022), $0.30 (2023), $0.84 (2024) and $1.74 (2025). The last three match the company's filed figures. The anchor. Those per-share figures were earned on a much larger book per share than exists today. Tangible book value per share was $19.50 at the end of 2016, $15.75 at the end of 2021 and $9.84 at the end of 2022. After spread widening in 2022, it was $8.88 at the end of 2025. So we measured each year's result as a return on starting tangible equity. The ten years cover a full cycle: losses in 2018, the 2020 disruption, the 2022 shock (-28%), and the recoveries in 2024 (13.2%) and 2025 (22.7%). Across them, the median annual return and the compound return were both about 3.7%. Owners collected $15.08 per share in dividends from 2017 through 2025, while tangible book per share fell by $10.62. By our calculation from the June 30, 2026 balance sheet, tangible book value is about $8.58 per share. We excluded $526 million of goodwill and deducted the $2,033 million liquidation preference of the preferred stock. That equity base is what the cases are built on. Base case, $5.29. The business earns its demonstrated 3.7% a year on today's tangible equity, about $0.32 per share, and keeps doing so after year 10. The capital does not wear out, and the company has run this same strategy through several rate cycles. That is far below the $1.74 of 2025, which was a year of tightening mortgage spreads, and those gains do not repeat. Current drivers push both ways. The portfolio's coupon rose to 5.19%. Against that, the company says older swaps with low fixed pay rates have matured, which lowered its spread income. The hedge ratio fell from 88% to 77%, which leaves more short-term borrowing unhedged. The preferred dividends now float over SOFR and rose to $161 million in 2025. No per-share growth is credited. The company keeps selling new shares ($1.97 billion in 2025 and $568 million in the first half of 2026), which grows the portfolio but not earnings per share. The first half of 2026 produced $0.35 per share, a loss in the first quarter and a gain in the second. That is not enough to move the long-run level. Bear case, $2.81. The company's own figures show that a 0.50 percentage point widening in mortgage spreads would cut tangible book per share by about 24%, and 2022 showed a loss of that size can happen. In the bear case, the next five years repeat 2018 through 2022, which compounded at about -3% a year and included one such shock. After that, the business earns only its 2015 to 2025 record of about 3% on the smaller equity base. Leverage of about 7 times is why the bad tail is this steep. Bull case, $8.87. The business sustains 6.2% a year on tangible equity, which matches its best five-year stretch (2016 to 2020 and 2017 to 2021). The support is a higher-coupon portfolio, 76% of the fixed-rate book in securities with favorable prepayment traits, added receiver swaptions for protection, and operating expenses of about 1.2% of equity. Even this case values the shares at roughly tangible book, because the business has not shown returns much above the 6% we require. What would make this wrong: a durable rise in returns on equity above the ten-year record, shown over a full cycle rather than one strong year. Or a longer stretch of spread widening than the bear case allows. The $1.44 annual dividend is far above what the equity has earned over time. Unless returns improve, it implies that tangible book per share will keep shrinking, as it has since 2016. The margin-of-safety price of $3.20 is about 40% below the base value. The cushion is wide because the business is leveraged, depends on interest rates and spreads, and has lost more than a quarter of its book value in a single year.

2017 $2.21 ▼
Mortgage REIT basis (departure from CFO formula): OE = total comprehensive income less preferred dividends, per diluted share; CFO excludes hedge settlements (investing) and MBS/derivative gains and losses, so it does not measure owner economics; no PP&E capex; SBC already expensed. FY2017: CI=$823M; preferred dividends=$32M; CI to common=$791M; diluted shares=358.7M; OE/sh=$2.21. Source: FY2018 10-K, accession 0001423689-19-000007.
2016 $0.80 ▼
Mortgage REIT basis (departure from CFO formula, stated): OE = total comprehensive income less preferred dividends (economic return to common), per diluted share. CFO is not used because AGNC books hedge settlements in investing activities and CFO excludes realized/unrealized gains and losses on its leveraged Agency MBS portfolio, so CFO does not measure what owners earn; no capex/SBC adjustment needed (SBC $1M already expensed in CI; no PP&E). FY2016: comprehensive income=$292M; preferred dividends=$28M; CI to common=$264M; diluted shares=331.9M; OE/sh=$0.80. Source: FY2018 10-K, accession 0001423689-19-000007.
