ARMOUR Residential REIT is an externally managed real estate investment trust that buys mortgage-backed securities issued or guaranteed by Fannie Mae, Freddie Mac or Ginnie Mae, plus U.S. Treasuries, and funds them mostly with short-term repurchase borrowings. At the end of 2025 it had borrowed $7.94 for every $1 of equity (its stated range is six to ten times). It earns the gap between the interest on its securities and its borrowing and hedging costs, and pays most of that out as a monthly dividend ($0.24 a share in early 2026). The government-backed guarantees take care of credit risk. The real risks are interest-rate moves, widening mortgage spreads and funding. How we measured earnings. We start from operating cash flow, strip out timing swings in interest receivable and payable, and subtract stock pay and preferred dividends. For this business that measure flatters results: gains and losses on the mortgage securities themselves are recorded outside operating cash flow, yet they are a recurring part of running a leveraged bond portfolio. Rather than lower the earnings level, we carry that damage as a steady shrinkage of the per-share capital base. Book value per share (adjusted for the one-for-five reverse split of September 29, 2023) fell from about $122 at the end of 2016 to $28.89 at the end of 2022 and roughly $17.60 at June 30, 2026, about 18% a year, even after counting dividends paid out. The annual dividend fell from $15.10 (split-adjusted) in 2016 to $2.88 in 2025. In 2019, 2020 and 2022, losses each wiped out roughly 22-25% of common equity; 2022 alone cut book value per share by 44%. Measured against the equity that produced it, the operating cash measure has run at a median of about 9% of book value over 2020-2025, a window that spans the 2020 funding shock, near-zero rates, the 2022-23 rate hikes and the 2024-25 cuts. On today's book that is about $1.60 a share for the coming year. That is above 2025's $1.30, which was held down by the share count nearly doubling during the year; operating cash flow of $321.7 million in the first half of 2026, against $124.2 million for all of 2025, supports the higher starting point. Structural costs. The manager is paid 1.5% a year on the first $1 billion of gross equity ever raised and 0.75% above that. Gross equity raised was $5.37 billion at the end of 2025 against $2.26 billion of actual equity, because losses and regular dividends never reduce the fee base; the fee equalled 2.11% of equity, and the contract runs through December 31, 2029. The company keeps issuing stock: shares outstanding rose from 111.9 million to 136.4 million in the first half of 2026, at roughly $17 a share on average, below the $18.64 book value at the start of the year. That grows the fee base without adding value per share. BUCKLER Securities, a broker-dealer in which ARMOUR owns 10.8% and which is now under common control with the manager, supplied 47.0% of borrowings at year-end 2025. The cases. No growth is credited: raising more capital adds assets but has not added value per share. Base: cash earnings of about 9% of book, with book value per share shrinking about 15% a year, between the 13% a year seen since the end of 2022 (a stretch without a 2022-type shock) and the 18% a year over the full decade, which contained three. That is worth about $7.60 a share. Bear: the last decade repeats, with cash earnings at the ten-year median of about 6% of book and 18% annual erosion, consistent with an 8-to-1 leveraged portfolio hit by rate or spread shocks about three times a decade: about $4.55. Bull: cash earnings near the 2023-25 median of about 12% of book, and erosion slowing to about 10% a year as the calmer conditions of 2025 and early 2026 (book value per share down only about 5% a year since the end of 2024 while dividends were paid) largely persist: about $13.55. Beyond ten years, value comes only from the remaining, shrinking portfolio continuing to earn its spread; no recovery in book value is assumed. All three cases sit below book value of about $17.60 because the record shows this structure has consumed capital faster than it earned it: from 2017 through 2025 a shareholder received about $62 a share in dividends while book value per share fell by about $103. What would show this is too pessimistic: several years of stable or rising book value per share with the dividend covered by earnings, and new shares sold only above book value. What would show it is too optimistic: another 2022-style year early on, or a funding disruption tied to the concentration of borrowing with BUCKLER.
