loanDepot, based in Irvine, California, is a US mortgage lender and servicer. It funded about $25.9 billion of home loans in 2025 and sells them to investors. It usually keeps the right to service those loans, and servicing fees brought in $437 million in 2025. Earnings follow mortgage rates. The 2020-21 refinancing boom made the company very profitable (net income of $2.0 billion in 2020 and $623 million in 2021). It has lost money every year since: $610 million in 2022, $236 million in 2023, $202 million in 2024 and $108 million in 2025. How we measured earnings. A mortgage lender's reported operating cash flow swings by billions of dollars as loans are funded and then sold, so we strip that loan inventory out. We also adjust for servicing rights. When loanDepot keeps servicing, part of its profit on each sale is booked as a servicing asset rather than cash. We credit that value but charge the yearly wear-down of the servicing book, and we ignore revaluations driven by interest rates. We then subtract stock-based pay and the capital spending needed to keep the business running. On that basis owner earnings were about $3.10 a share in the 2021 boom, then -$1.91 (2022), -$1.17 (2023), -$0.73 (2024) and -$0.27 (2025). Without the servicing adjustment the 2025 loss would have been about $0.55 a share. Per-share figures use all of the roughly 335 million economic shares: Class A plus the Class B shares held with exchangeable partnership units. We use that count because the cash flow belongs to the whole operating partnership. Starting point. The refinancing boom of 2020-21 depended on conditions that have since reversed, so we measure the business from 2023. The middle of 2023-2025 is -$0.73 a share. However, the four quarters since mid-2025 have run at about the 2025 pace: a net loss of $103 million for the twelve months to June 2026, against $108 million for 2025. So the base case starts at the 2025 level. Management attributes the 2025 improvement to a 13.8% rise in pull-through weighted lock volume and a 19 basis point higher gain-on-sale margin. Both depend on the mortgage market, so no further improvement is credited. In 2025 the loss narrowed by about $151 million; the base case assumes no further narrowing. Debt. For a lender, borrowing is part of the raw material. Warehouse lines fund loans until they are sold, and servicing-rights facilities fund the servicing book. We therefore treat interest as an operating cost that already sits inside the owner earnings above, and we do not subtract the debt a second time. Debt obligations were $2.1 billion at December 31, 2025, not counting warehouse lines. They include $340.6 million of 8.75% secured notes due November 2027 and $499.4 million of 6.125% notes due April 2028. Total equity has fallen from $921 million at the end of 2022 to $333 million at June 30, 2026. Base case: owner earnings stay near -$0.27 a share, about -$90 million a year. The April 2028 notes are refinanced at 8.75%, the rate the company accepted in its 2024 note exchange, which costs about $13 million (4 cents a share) more each year. Ten years on this path are worth about -$2.20 a share, roughly -$735 million. The business consumes more than it earns, so the company appears to owe more than it is worth by about that amount, more than twice its remaining equity. Bear case: earnings fall back to the 2024 level of about -$0.73 a share (about -$246 million a year), because 2025's gains rested on market volumes and margins. Loan repurchase payments to investors have also climbed, from $492 million in 2023 to $678 million in 2024 and $977 million in 2025. At that rate of loss, the $333 million of equity would be used up before the November 2027 and April 2028 notes come due, making a restructuring or heavy dilution likely. Value: about -$5.62 a share. That is roughly $1.9 billion more than the business is worth, and shareholders would most likely be wiped out. Bull case: the June 2026 quarter's near-breakeven result holds (a net loss of $6.6 million on $337 million of revenue, after a $54.9 million loss in the March quarter). Owner earnings run near -$0.03 a share. The 2028 notes are refinanced through the kind of servicing-rights term notes the company issued in 2025 ($550 million), without a higher rate. Value: about -$0.19 a share. Even here the business earns nothing for shareholders. We credit no growth in any case. Higher volumes, market-share gains, better margins and any drop in mortgage rates all depend on the market or on a turnaround that has not yet produced a profitable year. The shares have no positive value on the evidence available, so no margin-of-safety price is supported. That would change if loanDepot showed a full year of positive owner earnings without help from falling rates, and refinanced its 2027 and 2028 notes on workable terms. A new refinancing wave would also lift results sharply, but that is a market event, not something the business controls.

Chart analysis
A chartist would see a stock in a clear downtrend. It closed at $0.67 on September 25, 2026, near the bottom of its 52-week range of $0.64 to $3.80 and more than 80% below the 52-week high. On August 21, 2026 the company announced that its shares had averaged below $1.00 for 30 consecutive trading days, breaching an NYSE listing standard. It has six months to cure and says it will consider a reverse stock split, which would need stockholder approval. Technicians would read the sub-$1 price and the lack of any base as signs of continuing distribution, and would want to see a base form and a move back above $1 before calling a bottom.
