Lument Finance Trust is an externally managed real estate lender (managed by a subsidiary of ORIX Corporation USA). It owns about $1.0 billion of floating-rate loans, 92.6% of them on multifamily apartment properties, financed mostly with non-recourse collateralized loan obligations (CLOs). Debt is about 3.4 times equity. Shareholders keep what is left after that debt's interest, the manager's fees (about $4.6 million in 2025) and $4.74 million a year in preferred dividends. Cash owner earnings per common share were $0.37 in 2023 and $0.42 in 2024, then fell to $0.07 in 2025. Why earnings fell. In 2025 interest received on the retained CLO interests dropped to $20.4 million from $37.8 million in 2024. Loan payoffs of $391 million in 2024 shrank the portfolio, and a new $620.7 million CLO (LMNT 2025-FL3) was only closed on December 10, 2025. Credit also weakened. Loans the company rates as at imminent risk of default had an unpaid balance of $117.4 million (carrying value $98.2 million, roughly 9% of the book) at year-end 2025. The credit-loss provision was $14.4 million in 2025 versus $5.3 million in 2024, with $3.1 million of charge-offs. The company reported a 2025 net loss of $2.7 million. In the first half of 2026 cash from operations was $4.1 million against $7.7 million a year earlier, and the net loss was $7.8 million, so the weakness has continued. Owner earnings here are cash from operations less working-capital swings, stock compensation, capital spending on foreclosed property and preferred dividends. Non-cash credit-loss provisions are added back in that measure, so credit losses are handled in the cases below rather than in the earnings level. Growth check. Owner earnings fell about 84% in the last full year, from $0.42 to $0.07, and the base case starts flat at $0.07 rather than rebounding. Nothing in the filings secures a recovery. The 2023-2024 levels came with higher interest rates and a larger income stream from retained CLO interests that has since shrunk, so we do not use them as the level. Base case, about $1.90 per share. Owner earnings stay near $0.07 a year for ten years (worth about $0.52 today). The loan capital is assumed to still be in place at year 10 at about $2.45 per share, which is common book value of roughly $3.03 less about $0.58 for expected losses on the loans already rated at imminent risk of default. Discounted at 6%, that is worth about $1.37 today. Book value is used because these loans are contractual claims on real property with three-year terms plus two one-year extensions, and the company has repeatedly refinanced them with new CLOs (2021, 2023 and 2025). No earnings growth is credited, since the lender has not shown a sustained recovery. Bear case, about $0.55 per share. Owner earnings fall to roughly zero, because in the first half of 2026 cash from operations barely covers preferred dividends. Losses reach about 60% of the carrying value of the at-risk loans (about $1.12 per share) plus a further 5% of the remaining book (about $0.86 per share). Debt of 3.4 times equity magnifies each dollar of loan loss. Book value falls to about $1.05 per share, worth about $0.59 today, and the case is trimmed to $0.55. Bull case, about $3.50 per share. Owner earnings recover to $0.25 a year, below the $0.37 to $0.42 earned in 2023-2024 and close to 2022's $0.24, and the at-risk loans are resolved near carrying value. The company's own year-end fair-value estimate for them was $98.7 million against a $98.2 million carrying value. Book value stays near $3.03 per share. What would make this wrong. The main risk is credit. The first-half 2026 loss suggests reserves may still be too low. If the at-risk loans are resolved above carrying value and earnings normalize, value is closer to the bull case. Two items could not be reconciled from the filings we hold. Book value at mid-2026 could not be confirmed because only the year-end filing text was available. The reason for the second-quarter 2026 loss was not available either. Because of the leverage, external management, small equity base and rising credit problems, the margin-of-safety price is set well below the base case.
