NVR builds homes under the Ryan Homes, NVHomes, and Heartland Homes brands across 37 metro areas in the Northeast, South and Midwest, and originates and sells the mortgages that finance many of those homes. Its defining feature is how it holds land: instead of buying and developing large land positions itself, it puts down deposits for the right to buy finished lots from developers as needed, forfeiting the deposit if it walks away. That keeps land risk off its balance sheet and lets it pull back quickly when demand softens. We build our estimate of value from the cash the business actually generates for its owners, after removing three distortions: swings in cash from inventory, land-deposit and customer-deposit balances (timing, not profitability), the accounting cost of stock-based compensation (a real cost to shareholders even though it isn't a cash outlay), and only the maintenance-level portion of capital spending on offices, model homes and mortgage branches, so ordinary growth investment isn't mistaken for a drag on returns. Land-option deposits NVR has written off as impaired (these jumped more than tenfold in 2025, to about $76 million from $7 million in 2024) are treated as a real signal of a cooling market and reflected in how we think about the next few years, not smoothed away. Applying that lens to the last decade shows earning power that grew substantially through 2022, then began cooling as mortgage rates stayed high. We used the median of 2019 through 2025 — a window spanning a normal pre-pandemic year, the pandemic boom, the 2022 rate-shock peak, and the current slowdown — as our estimate of today's normalized owner earnings, about $383 per share. We discounted future cash flows at a flat 6% and never adjusted that rate for risk; risk is expressed through how wide our three cases are, not through the discount rate, and we did not subtract debt (NVR carries almost none — about $600 million against roughly $1.9 billion of cash). This estimate is meaningfully lower than one we might have produced a few weeks ago, because results have kept softening into 2026: reported net income for the first half of 2026 was down more than 30% from a year earlier, an even sharper decline than 2025's own drop. We found no dated, specific fact in the filings — only a hope that mortgage rates ease — that would justify assuming a near-term turnaround, so our base case assumes earning power keeps falling for another year or two before it stabilizes. Our base case assumes continued softness through 2026-2027 (in line with what's already showing up in results), stabilizing as the roughly 11% increase in lots the company has under contract during 2025 (to about 180,000) converts into new communities, with modest growth resuming and continued, though somewhat more measured, share buybacks. That produces a base-case value of about $7,400 per share. Our bear case assumes the softness the South East region is already describing — rising resale and new-home inventory pressuring absorption — spreads and persists, margins compress further from levels that have already fallen into the high teens and low twenties in several regions, and land-deposit write-offs continue at an elevated pace. Earning power falls further for several years before stabilizing at a smaller base, worth about $3,700 per share. Our bull case assumes the expanded lot pipeline converts smoothly into new communities, order cancellation rates normalize back toward pre-2024 levels, margins recover toward the mid-20s seen as recently as 2021-2024, and NVR keeps taking share from smaller, more indebted competitors, worth about $13,500 per share. Given how far the bear case falls from the base case, and given results are still worsening as of mid-2026 rather than stabilizing, the margin-of-safety price sits at a substantial discount — about $4,400 per share. That price also assumes the decline actually bottoms (two consecutive quarters of flat-to-improving orders, backlog or margins).
