Simpson Manufacturing makes Simpson Strong-Tie structural connectors, fasteners and related engineered products used in wood and concrete construction, sold primarily through building-material distributors and lumber yards to contractors and builders across North America and, increasingly, Europe. The business benefits from a durable moat: its connectors are specified into building codes for wind and seismic safety in many jurisdictions, its products carry decades of engineering testing and certification that competitors find costly to replicate, and it has broad, entrenched distribution relationships. Demand tracks new-home construction and, more steadily, home repair and remodeling activity. We measure the cash the business actually generates for owners: operating cash flow, less the swings caused by inventory and receivables, less stock-based compensation (a real cost to shareholders even though it is non-cash), less the capital spending needed just to keep the existing plants running (separated from capital spending on new capacity). Over 2016-2025, that figure grew from roughly $1.60 to over $9 per diluted share as the company completed a multi-year lean-manufacturing program that lifted margins, made a large European acquisition (Etanco, 2022), and grew revenue two-and-a-half-fold. Because that earlier, lower-margin period no longer describes the business as it exists today, we anchor the valuation on the median of the past five years (2021-2025), a period that already includes one real down-cycle -- 2023-2024, when high mortgage rates cooled both new construction and remodeling -- and the business barely dipped. That anchor is about $8.36 per share. A judgment call worth noting: in 2024 and 2025 the company spent far more on capital equipment than its own revenue growth would suggest, because it was building a new, larger facility in Columbus, Ohio and replacing an older plant in Gallatin, Tennessee -- roughly $75 million a year of that spending is disclosed as tied to those two projects. We treated that spending as an investment in future growth rather than a cost of sustaining today's earnings, and instead sized the 'keep the lights on' spending at the more typical 2.8% of revenue the company ran before this build-out began. We also add back the amortization of the Etanco acquisition's intangible assets, as it reflects a purchase-accounting entry rather than a real, ongoing cash cost -- the acquired factories and customer relationships continue operating and are not expected to disappear as that accounting entry runs off. We discount future cash at a flat 6% -- the long-run government bond rate plus a small margin -- for every company we look at, whatever its risk; risk instead widens the gap between our downside and upside cases. We project the next ten years explicitly and then value everything beyond that as a slow-growing (about 1% a year) continuation, reflecting a business whose code-driven, distribution-protected demand should persist indefinitely but not accelerate. That distant-future value is a large share of our estimate in every case -- roughly two-thirds -- because a durable, moat-protected cash stream is worth a great deal when discounted at only 6%; a reader should understand that our estimate leans heavily on that multi-decade durability holding, not just the next ten years. Our base case assumes housing and remodeling demand grow at a moderate pace, Simpson keeps gaining share as more jurisdictions require engineered connectors, its European business scales gradually, margins hold near current levels, and share buybacks continue -- earnings per share grow about 5% a year. That points to a value near $233 per share. Our bear case (roughly a one-in-ten downside) assumes a multi-year housing downturn -- mortgage rates stay high or rise further, both new construction and remodeling spending fall for several years, and renewed steel and raw-material cost inflation compresses margins just as the new Ohio and Tennessee capacity is coming online, leaving it underused. Earnings per share fall for three years before stabilizing and growing only slowly thereafter. That points to a value near $127 per share -- still comfortably positive; Simpson carries only modest debt (paying down acquisition-related borrowings that have already fallen from roughly $430 million to $300 million over the past three years), so this is a story of lower profitability, not balance-sheet distress. Our bull case (roughly a one-in-ten upside) assumes falling interest rates unlock pent-up housing demand, share gains from code adoption continue, the European platform becomes a genuine second growth leg, and the new capacity drives strong operating leverage -- earnings per share grow about 10% a year for a decade. That points to a value near $348 per share. Given how much smaller the bear case is than the base case (about 54%), the margin-of-safety price sits at a meaningful discount to our base-case estimate, at approximately $162 per share. We were unable to fully separate every individual working-capital line from the filings for the earliest years in our data (2016-2018), and had to estimate diluted share count for 2022 from reported earnings per share rather than a directly reported figure; neither materially affects the anchor or the valuation.

Judgment call: overrode the mechanical revenue-growth-scaled formula (which would misclassify nearly all of this capex as 'maintenance' since revenue grew only 0.8% in 2024) and instead applied the pre-expansion-program steady-state capex ratio (mean of 2018-2022 = 2.78% of revenue) as maintenance capex = 2.78% x $2,232,139K = $62,053K; remaining $118,304K classified as growth/expansion capex.
