Simon Property Group owns and operates a portfolio of large, high-quality shopping, dining and mixed-use destinations — dominant regional malls and premium outlet centers — concentrated in wealthy trade areas, plus a growing set of redevelopment projects that add apartments, hotels and offices on top of existing mall sites. The portfolio has stayed almost fully leased (around 96–97% occupancy in 2023–2025) and rents on new and renewed leases have kept climbing (average base rent per square foot rose about 4% in 2025), even through a period when many weaker shopping centers and department-store chains struggled. We measure the cash the business actually throws off to shareholders each year, after routine costs of keeping the properties in shape — tenant improvement allowances, leasing costs and day-to-day capital upkeep — but before the more discretionary spending on ground-up development and larger redevelopment projects, which we treat as investment rather than a cost of standing still. On that basis, per-share cash earnings ran in the high-$9 range before the pandemic, fell to about $7.55 in the 2020 mall-closure year (which we exclude as a one-time shock), and have since recovered fully to roughly $9.30–$9.52 in 2024–2025. We used the median of the last nine years, excluding 2020, of about $9.40 per share as the starting point for our valuation. From there we project ten years of cash flow, starting growth at the pace actually achieved this past year (about 2.4%) and allowing it to build modestly toward 3% a year as recently signed leases and the redevelopment pipeline continue to show up in rent. Because the properties are continually reinvested in — funded by spending we've already treated as a cost — we believe the business can sustain a modest level of growth indefinitely after that ten-year window. Our base case values the shares at about $220. Our bear case, at about $137, assumes several years of shrinking cash flow — anchor department stores and weaker specialty tenants continuing to close, occupancy slipping from the mid-90s toward the low 90s, and rent growth stalling — compounded by the fact that Simon carries substantial mortgage and corporate debt, which makes any sustained drop in property income fall more heavily on what's left for shareholders. Our bull case, at about $278, assumes the recent pattern of strong re-leasing and profitable redevelopment continues and even accelerates modestly; it does not assume any recovery in the broader retail industry or stock market, only that Simon keeps doing what its own recent results already show it doing. Given how much better the bear case holds up than a typical struggling retail landlord's would, the margin-of-safety price is set at a moderate discount to our base-case estimate — around $167 — reflecting real but not extreme downside risk from debt and ongoing pressure on lower-tier tenants. A few notes on how we built this: we did not double-count the paper gain Simon booked in late 2025 from buying out its remaining partner in the Taubman outlet-mall business — that gain is non-cash and is already excluded from the cash-flow figures we used. We also used only the actual cash distributions Simon's joint ventures paid to it, since that's what shareholders can actually use. A meaningful share of our estimated value — more than half in every case, and over two-thirds in the bull case — comes from what we expect the properties to be worth beyond the next ten years, which is normal for long-lived, well-located real estate but is worth understanding: it depends on Simon's malls remaining the preferred physical retail destinations they are today.
