Ingles Markets runs 197 supermarkets across North Carolina (72), Georgia (64), South Carolina (35), Tennessee (21), Virginia and Alabama, with three Hurricane Helene-damaged stores still closed and expected to reopen during 2026 or 2027. It is unusual among grocers in owning the land and buildings for 174 of its stores and 101 shopping centers (9.2 million square feet, about half leased to other tenants). It also runs its own distribution center and a milk-processing plant. Sales were $5.33 billion in fiscal 2025 (year ending September). Grocery margins are thin and the 10-K names Aldi, Lidl, Publix, Food Lion, Kroger/Harris Teeter, Walmart, Target, Sprouts and Whole Foods as competitors, so the value rests on steady volume, owned real estate and cost control rather than pricing power. How we measure earnings: we start from operating cash flow, strip out swings in receivables, inventory and payables, and deduct the capital spending needed to keep the stores current (nearly all of it, since the store count has been roughly flat for a decade). The company reports no stock-based pay. On that basis owner earnings per share were $1.56 (2016), $2.08, $3.28, $1.62, $9.26 (2020), $11.49, $15.05 (2022), $7.97, $2.15 (2024) and $4.82 (2025). The 2020-2022 years were inflated by pandemic grocery demand and are excluded. Fiscal 2024 was depressed by record capital spending of $211 million and a $35 million Helene write-off of inventory and property. To value the business before its lenders, we add back cash interest (about $20 million a year), giving a cash flow of $3.31 per share in 2024 and $5.87 in 2025. We use the median of 2018, 2019, 2023, 2024 and 2025, which is $5.62 per share (about $107 million). The first nine months of fiscal 2026 support this level: net income was $78.3 million versus $57.9 million a year earlier, and capital spending fell to $76 million. Growth: business cash flow rose 77% in fiscal 2025 as Helene costs rolled off. The base case assumes only 1.5% a year, well below that. The 1.5% is the one form of growth we treat as proven: with a flat store count, sales grew about 1.8% a year from 2014 to 2019 and 3% a year from 2014 to 2025, because Ingles has long passed food-price inflation through to customers. We give no credit for new stores, market-share gains or margin expansion. Base case ($102.54): cash flow starts at $5.62 per share and grows 1.5% a year for ten years. It then holds flat with no further growth, supported by a store base Ingles mostly owns and a 60-year operating record in the same markets. The business is worth about $2.00 billion ($105.28 per share). Bear case ($53.66): competitors keep expanding into Ingles' markets and margins fall back to the pre-pandemic 2016-2019 level of $4.17 per share. That level stays flat with no inflation pass-through for 30 years, and we credit nothing after that, including none of the real estate. The business is worth about $1.09 billion ($57.43 per share). This case also assumes the 4% notes due 2031 are refinanced at about 7%. Bull case ($128.98): cash flow starts at $6.50 per share, close to the 2023-2025 average of $6.09 and to the fiscal 2026 run rate, helped by the three Helene stores reopening. It grows 2.5% a year for ten years, still below the long-run sales growth rate, and then holds flat. The business is worth about $2.50 billion ($131.73 per share). Debt: at June 27, 2026, Ingles owed $503 million. That was mainly $350 million of 4.00% senior notes due June 2031, about $120 million of real-estate loans swapped to fixed rates of roughly 3-4% and maturing in 2027 and 2030, and $45 million of warehouse bonds. Against that it held $455 million of cash. Because most of this debt is fixed well below 6% for years, we reduce its burden by about $36 million. After keeping $40 million of cash to run the stores, net debt is about $52 million, or $2.74 per share. In the bear case it rises to about $72 million because of the costlier 2031 refinancing. Interest of about $1 per share is covered roughly four to six times by business cash flow in every case. The $150 million credit line, unused and extended to June 2030, adds flexibility. Change since our previous estimate: our earlier figures ($12-$63 per share) were much lower. They discounted cash flow at 8.5-12% and deducted interest before also subtracting debt. They also counted working-capital timing swings and the full Helene rebuild spending as permanent costs. We now discount the pre-interest cash flow at a flat 6% and subtract debt net of the large cash balance once. The operating facts underneath have improved: debt is down, cash is up, and fiscal 2026 earnings have recovered. What would make this wrong: the Helene stores not reopening, sustained margin erosion from the competitors named above beyond the pre-pandemic level, or capital spending settling well above the roughly $145 million ten-year average without matching sales gains. Control rests with the family through high-vote Class B shares, so outside shareholders cannot force a sale or a change in capital allocation.

Sales geography
United States - South: North Carolina, Georgia, South Carolina, Tennessee, Virginia, Alabama
Historical growth strategy
Slow, self-funded growth from a largely stable base of about 200 stores: remodeling, expanding and relocating existing stores and adding occasional new ones within its Southeastern markets; owning the real estate under most stores and developing company-owned shopping centers that earn rent from other tenants; vertical integration through its own distribution center and milk-processing plant; adding fuel centers and pharmacies; and using cash to pay down debt, with an occasional large share repurchase (about $80 million in 2021).
Chart analysis
A chartist would see a long, flat base in roughly the $25-$45 range from the mid-2010s through 2019, then a strong breakout in 2020-2021 as pandemic profits surged, carrying the stock to a peak near $100 in 2022. After that the chart shows a topping pattern and a multi-year downtrend of lower highs as earnings came down from pandemic levels, followed by a broad sideways range in the $60s-$70s. A chartist would want a decisive break above that range's upper boundary before calling a renewed uptrend.
