The Cheesecake Factory runs about 370 company-owned restaurants in the United States: roughly 216 The Cheesecake Factory restaurants, about 48 North Italia, 43 Flower Child and a group of smaller Fox Restaurant Concepts brands, plus two bakeries that supply its restaurants and outside customers and a small royalty stream from licensed restaurants abroad. Revenue was $3.75 billion in 2025, up 4.7%, driven by new restaurants and menu prices rather than more guests: comparable sales at The Cheesecake Factory were roughly flat with traffic down about 2%, and North Italia's comparable traffic fell. The first half of 2026 was stronger, with second-quarter revenue up about 8% and operating cash flow well ahead of last year, but two quarters do not move our view of normal earnings. How we measure earnings. We start from cash from operations, strip out short-term swings in working capital, subtract the cost of stock compensation, and subtract the capital spending needed to keep the existing estate competitive. We estimate that maintenance spending from the company's own long-run ratio of capital spending to sales (about 3.9%), treating only the spending that matched actual sales growth as expansion. That is a cautious reading: the company's own disclosure says that in 2024 and 2025 roughly half of capital spending built new restaurants, so our maintenance figure probably overstates true upkeep. We also treat the gap between rent paid in cash and rent expensed as a real operating cost. On this basis, the cash the business produced before paying lenders was about $2.40-2.90 a share in normal years (2016-2019, 2021 and 2025), but only $0.78-0.86 in 2022-2023 when food and wage inflation outran menu prices, and $1.72 in 2024. We exclude 2020, when dining rooms were closed. The median of the remaining nine years, $2.54 a share, is our starting level. That level already reflects a period that included one severe margin squeeze; it is below 2025's $2.81. Earlier figures we published were built on a different basis and are not comparable. What the shares appear to be worth. The company owes $575 million on 2% convertible notes due 2030 (convertible at about $70.73 a share); the smaller 2026 notes were due in June 2026. After counting cash beyond operating needs and giving credit for the very low fixed 2% coupon over the remaining four years, we treat net debt as roughly $355 million, or about $7.30 a share. Operating leases are not deducted because rent is already charged in the cash flow. Base case: earnings power starts at $2.54 a share and grows about 3.5% a year for five years, tapering to 2% by year ten. The growth we credit is the company's proven, self-funded habit of opening new restaurants each year; it has done this for decades, through 2008-2010 and the 2020 shutdown, out of its own cash. We credit roughly half of the 7% unit-growth target because new units have been offset by flat-to-falling traffic at existing restaurants, and we do not credit comparable-sales gains or margin expansion. After year ten we hold earnings flat for twenty years on the strength of a durable, high-volume brand, then fade them out. The business is worth about $2.23 billion, less $355 million of debt, about $38.70 a share. Last fiscal year, cash earnings grew about 64% as margins recovered from the 2024 level; we assume only 3.5% in year one because that recovery is a return to normal, not growth. Bear case: casual dining has a record of deep, multi-year downturns. We model one as severe as 2022-2023, when this company's pre-financing cash earnings fell to about $0.80 a share, lasting three years (the 2008-2010 recession lasted about that long), after a year of continued traffic declines. Earnings then recover only to $2.00 and erode 3% a year for twenty years as the core brand ages, and we assign nothing beyond that. The 2030 notes would have to be refinanced in or near that downturn at a higher rate. Even at the trough the business covers its roughly $12 million of interest several times. The business is worth about $1.07 billion, less about $393 million of debt, about $14 a share. Bull case: the company keeps 2025's improved margins ($2.81 a share), opens restaurants near its recent pace with the newer concepts maturing as the company says they are, and grows 5% a year for five years and 4% for the next five, then holds that level for thirty years before fading. The business is worth about $2.98 billion, less $355 million of debt, about $54 a share. At values above about $70 the convertible notes would turn into roughly 8 million new shares. Margin of safety price. We are fairly sure of the earnings level because ten years of filings show the range clearly, but not sure of its direction: traffic at the flagship brand has been falling and the newer concepts have not yet shown steady comparable growth. The worst plausible outcome is a long consumer recession combined with labor-cost increases, which squeezed this company to almost no free cash in 2022-2023. Its structure would survive that: there are no maintenance covenants on the notes, debt is modest, the first maturity is 2030, and the company can halt new openings to conserve cash. The main fixed claim is about $1.5 billion of long-term leases, which makes earnings swing hard when sales drop. If we are wrong about traffic recovery and about maintenance needs, the shares are worth something in the mid-teens to low $20s. The price assumes a three-to-four-year holding period, over which the business pays a dividend of about $1.10-1.20 a share. On those facts the margin-of-safety price is $21: from that price, a return to roughly base-case value over three to four years plus dividends implies about a 20% annual return, and the bear case implies a loss but not a wipe-out.

Sales geography
United States (all regions: West, South, Northeast and Midwest, with the largest concentrations in California, Texas, Florida and Arizona); small royalty income from licensed The Cheesecake Factory restaurants in the Middle East (United Arab Emirates, Saudi Arabia, Kuwait, Qatar, Bahrain), Mexico and Asia, plus bakery sales to foodservice and retail customers in the United States
Historical growth strategy
Organic, self-funded unit growth: opening a steady number of large-format The Cheesecake Factory restaurants each year for three decades, then, after buying Fox Restaurant Concepts in 2019, adding North Italia, Flower Child and other concepts and opening 20 to 26 units a year across the portfolio, while raising menu prices and returning cash through dividends and buybacks.
Chart analysis
A chartist would describe a long sideways range: the shares spent most of 2015-2019 between the mid-$40s and low-$60s, collapsed in the 2020 shutdown, recovered to the $60s in 2021, then sagged into a 2022-2024 base in the low-to-mid $30s before breaking out in late 2024 and 2025 to retest the old $60s highs. The prior decade's highs act as overhead resistance and the $30-35 base as major support; the pattern is a wide trading range rather than a sustained trend, with chartists focusing on whether the breakout above the old range holds.
