Investors Title Company, based in Chapel Hill, North Carolina, sells residential and commercial title insurance through two underwriting subsidiaries. It issues policies both directly and through agents in North Carolina and Texas, and mainly through agents in Georgia, South Carolina, Florida and other states. It is licensed in 44 states and the District of Columbia, though it writes as a primary insurer in only 21 states and the District of Columbia, mostly in the eastern half of the country. North Carolina, Texas, Georgia, South Carolina and Florida are its largest premium markets. It also runs a tax-deferred property exchange business and a small trust company. Revenue was about $273 million in 2025. A title policy is bought once, at a closing, and priced off the purchase price or loan amount, so earnings follow the number and size of real estate closings. Claims are small (the provision for claims was $4.6 million in 2025) and the investment portfolio adds roughly $10 million of interest and dividends a year. How we measured earnings. We use owner earnings: operating cash flow, with swings in receivables, accrued liabilities, taxes and claim reserves removed as timing, less the cost of the stock-appreciation-right compensation and the share of spending on property, equipment and software that merely maintains the business. Gains and losses on securities and the non-cash earnings of the company's minority investments are left out of this measure, because they do not arrive as operating cash. Owner earnings per diluted share, 2016 to 2025, were $10.36, $10.03, $11.20, $11.53, $17.66, $24.10, $13.90, $0.97, $10.20 and $14.50. The 2021 peak was the mortgage-refinancing boom; revenue then fell about 32% from $329 million in 2021 to $225 million in 2023. 2023 was far weaker than that revenue drop alone implies: operating cash flow was $7.4 million, reduced by a net $10.8 million paydown of accrued liabilities and lease obligations (management attributes cash-flow differences to the timing of payments for taxes, claims and other accrued liabilities), and property, equipment and software spending reached $9.2 million. We removed the timing items and kept the spending, and left 2023 in the record because a slump is part of this business. Spending of that kind has run about 2% of revenue on average and was $5.6 million in 2025. Level used. We anchor on the median of 2018 to 2025, $12.72 per share. That window begins with the first year under the lower 21% corporate tax rate and contains normal years (2018, 2019), the boom (2020, 2021), the slump (2022, 2023) and the partial recovery (2024, 2025). Nine of the ten years from 2016 were above $10; only 2023 was below. Growth check: owner earnings per share rose 42% in 2025 (from $10.20 to $14.50), while the base case assumes 2% in its first year, so no reversal of a slowdown is being assumed. First-half 2026 results point up: net income $20.7 million against $15.4 million, revenue $150.5 million against $130.2 million, and operating cash flow $9.8 million against $8.8 million. Personnel expense fell from 34.1% of revenue in 2023 to 26.5% in 2025. We use these only to shape the bull case; one half-year does not reset the level. Balance sheet. The company reports no borrowings. At June 30, 2026 it had total assets of $380 million, liabilities of $94 million (of which claim reserves were $39 million) and shareholders' equity of $287 million, about $152 per share, which includes about $5 per share of goodwill. Because it carries no debt, nothing is subtracted from any case. The interest and dividends on the investment portfolio are already inside owner earnings, so the portfolio is not added again. The one addition is the company's minority stakes in outside entities, carried at $29.8 million ($15.80 per share), whose earnings are excluded from owner earnings; they are added at carrying value in every case. Securities gains and losses are not valued separately. Base case, $263.58 per share. Owner earnings start from $12.72 and grow 2% a year for ten years, reaching about $15.50, then hold flat. Growth credited: 2%, about half the 3.8% a year that owner earnings per share actually compounded from 2016 to 2025 (a stretch that included the 2022 to 2023 slump). Flat after year ten: the company has written title insurance since 1976, lenders typically require borrowers to buy policies, and nothing beyond holding its earning power is assumed. Present value is about $104 for the first ten years, $144 for the years after and $16 for the minority stakes. Left out: any recovery in closing volumes, market-share gains, and further cost cuts beyond what 2025 already shows, because none is contracted or a repeating process. Bull case, $388.41 per share. The first-half 2026 improvement carries through the year, with owner earnings of $17.00 in the first year (2025 was $14.50), then grow 4% a year, near the demonstrated 3.8%, to about $24.20 in year ten, then hold flat. The lever is already visible: revenue up 15.6% in the first half of 2026 on a cost base whose personnel expense was flat in 2025 ($72.2 million against $72.5 million). Present value is about $147 for ten years, $225 afterwards and $16 for the minority stakes. No allowance is made for the boom-year level of $24 recurring. Bear case, $168.16 per share. A repeat of the 2022 to 2023 episode, when owner earnings fell from $24.10 to $0.97 as revenue dropped 32%: owner earnings of $6 in the first year, $1 in the second, $7 in the third, then $10 a year forever with no growth. $10 is about the lowest level the company has reached apart from 2023 (2016, 2017 and 2024 were $10.36, $10.03 and $10.20). Present value is about $59 for ten years, $93 afterwards and $16 for the minority stakes. This is above book value of about $152 because even in this case the company keeps earning about $10 per share a year on that capital, as it did in 2016, 2017 and 2024, and because the minority stakes sit outside the earnings stream. The case owes nothing to lenders and reserves are small against equity, so the capital is not impaired in it. Margin-of-safety price, $130. We are fairly confident the company can earn at least about $10 per share in almost any housing market (nine of ten years), less confident of the $12.72 middle, and cannot call the year-to-year result: it ranged from $0.97 to $24.10. The worst plausible events are another rate shock that cuts closings by a third or more, or a regulatory change that weakens the lender requirement for title policies, which the company itself names as a competitive risk. With no debt, modest reserves against $287 million of equity and a bond-heavy portfolio, the business would survive either; the damage would be to earnings, not solvency. If we are wrong on the two things most likely to be wrong: earnings sit at $10 per share indefinitely (about $182 in total, before any slump of the kind the bear case includes), or the earning power lasts 20 years rather than indefinitely (about $183 in the base case); with no growth at all from $12.72 the value is about $228. The price assumes a five-year holding period. Over that period, for reference, the business paid dividends of $5.84, $15.84 and $10.56 per share in 2023, 2024 and 2025 (a regular $1.84 plus special dividends of $4.00, $14.00 and $8.72). At $130 the price is below book value per share and about ten times the $12.72 middle level, so the cash earned each year is near 10% of the price, and a share value of about $215 after five years (below the base value) would imply a total return of about 20% a year. At a materially higher price that margin disappears while the downside stays the same, which is why the margin-of-safety price is $130. Our previous analysis (September 2026) was built on reported net income per share rather than owner earnings, so its figures ($152, $282, $404) are not comparable to these.

Sales geography
United States only. South region is the core: North Carolina, Texas, Georgia, South Carolina and Florida are the largest sources of premium revenue (policies issued directly and through agents in North Carolina and Texas, mainly through agents in Georgia, South Carolina and Florida). Primary insurer in 21 states and the District of Columbia, mostly in the eastern half of the country; licensed in 44 states and the District of Columbia, with smaller sales in the Northeast, Midwest and West.
Historical growth strategy
Organic growth of title premiums through a network of independent title agents plus direct offices in North Carolina and Texas, expansion of the number of states where it writes as a primary insurer, small bolt-on purchases (for example a $4.5 million subsidiary purchase in 2025), and adjacent services (1031 tax-deferred exchange services, agency management services and a trust company). It keeps no debt, invests conservatively in fixed income and short-term securities, and returns surplus cash through regular and special dividends.
Chart analysis
A chartist would see a stock in a broad uptrend with a series of higher lows: the 52-week range is roughly $210 to $310, and the shares have recovered from the bottom of that range to around $286-$290 in late September 2026. The August 2026 peak near $306 and the 52-week high near $310 form overhead resistance; the late-August to September pullback to roughly $276-$286 has so far held above the prior breakout area, which would be read as a normal consolidation near the highs and a possible base for another test of $310. A close below roughly $275 would weaken the pattern and put the rising trend line in question, while a decisive move above $310 on higher volume would be read as a breakout to new highs. The stock is thinly traded (a market capitalization of about $550 million), so moves can be abrupt and the special year-end dividends have produced noticeable price steps.
