Independence Realty Trust owns and operates about 114 apartment communities with roughly 33,500 units, mostly in Sun Belt and Midwest markets. Its earning power is rent from residents, less property operating costs, interest on about $2.3 billion of debt, and the continuing spending needed to keep the buildings competitive. In December 2021 it merged with Steadfast Apartment REIT, roughly doubling in size, so we measure the business only from 2022 onward; earlier years describe a much smaller company. How we measured earnings. We start from cash generated by operations, remove short-term working-capital swings, and subtract stock compensation and property capital spending. Capital spending is a large real cost here (about $136 million in 2025, roughly 20% of revenue). We treated essentially all of it, including its renovation programme, as a cost of staying competitive, and excluded only a small slice tied to revenue growth. Acquisitions and new development are not deducted because they are discretionary growth. Depreciation and amortisation are non-cash and correctly not deducted. Owner earnings per share were $0.74 in 2022, $0.57 in 2023, $0.66 in 2024 and $0.63 in 2025; we anchor on the median of these four years, about $0.65 per share. That is close to the $0.67 annual dividend, which is consistent with the business paying out roughly what it earns. Where the trend stands. Owner earnings fell about 5% in 2025, and cash from operations in the first half of 2026 ($136.2 million) was about 4.5% below the same period of 2025 ($142.6 million), even though revenue rose about 3%, so we start the near-term path lower, at about $0.62, rather than assume a rebound. Underlying operations are steady rather than strong: same-community net operating income rose 2.4% in 2025 (after roughly 0.4% in 2024), with average effective rent up only 0.8% and occupancy at 95.4%. The main named risk is debt refinancing. Interest expense was about $79 million, an average cost near 3.5%, because much of the debt was raised or locked in when rates were low. Of the debt, about $336 million falls due in 2026, $980 million in 2028 and $618 million in 2029; debt paid off in 2025 carried about 4.5%. Refinancing at higher rates steadily lowers cash earnings over the next four years. Base case (about $10.70 per share). Owner earnings drift from about $0.62 to about $0.60 by 2029 as maturing debt reprices roughly 1.5 points higher, then grow 1.5% a year as rents rise modestly against controlled operating costs. After year ten we assume the buildings simply continue to earn that level, with no further growth, since the capital spending needed to maintain them is already deducted. We credited no growth from acquisitions, or from unfinished renovation projects, because those depend on future deals and returns not yet demonstrated. Steady rent growth was credited only at a rate below the recent record. Bear case (about $6.70). Refinancing costs rise about 2.5 points on the debt coming due, operating costs grow as fast as rents so property income stalls, and capital spending stays near 20% of revenue. Owner earnings fall to about $0.44 by 2029 and stay there, and after year ten decline about 2% a year as buildings age. The company has already taken large real-estate write-downs (about $66.5 million in 2023 and $9.9 million in 2024), a reminder that asset values can fall. Bull case (about $12.90). Same-community income keeps growing about 2.5% a year as in 2025, when operating expenses rose only 0.5%, and refinancing costs rise only about 1 point. Owner earnings reach about $0.82 by year ten, and continue at that level afterwards. What we did not include: the market's mood toward real estate, new acquisitions funded by asset sales, and management's renovation return targets. The valuation is most exposed to interest rates at refinancing time and to the recurring capital spending needed; if that spending falls materially below current levels without hurting rents, our estimates are too low. If rents fall or refinancing occurs at much higher rates, they are too high. In summary the shares appear worth about $10.70, with a plausible range of $6.70 to $12.90; the margin-of-safety price is well below the bear case, about $5.00, given the leverage and the modest cash growth in the business.
