Green Brick Partners builds and sells new homes in fast-growing Sun Belt metro areas. Its builders are Trophy Signature Homes (Dallas-Fort Worth, Austin and Houston), CB JENI, Normandy Homes and Southgate in Dallas-Fort Worth, Centre Living in Dallas-Fort Worth (90% owned), The Providence Group in Atlanta (50% owned) and GRBK GHO on Florida's Treasure Coast (80% owned). Texas produced about 76% of 2025 homebuilding revenue. The company's distinguishing feature is land: it buys raw land, mostly in infill and infill-adjacent locations, and develops its own lots. At June 30, 2026 it owned 39,588 lots and had 12,634 more under contract, roughly ten years of supply at the 3,943 homes it delivered in 2025. Homebuilding gross margins have stayed near 30% (29.8% in the second quarter of 2026). How we measure earnings. We start from operating cash flow and remove the swings in land and home inventory, deposits and payables, then subtract stock-based pay and the small spending on equipment. For a homebuilder this matters because land purchases run through operating cash flow: in 2024 inventory grew by about $403 million, leaving only $26 million of operating cash flow on $417 million of net income. We count only Green Brick's own share, deducting the partners' shares of the Atlanta, Florida and Centre Living businesses and the preferred dividends. On that basis owner earnings per share were $5.75 in 2022, $5.97 in 2023, $8.33 in 2024 and $7.34 in 2025. We anchor on the 2022-2025 median, about $6.66 a share. 2022 is when the business reached roughly its present size, and the window includes the 2022-2023 jump in mortgage rates as well as strong and incentive-heavy years. Earlier years describe a much smaller company, and in 2016-2017 tax-loss carryforwards kept cash taxes unusually low. Where things stand now. 2025 owner earnings fell 11.9%: the average selling price fell 3.1% as buyer incentives rose, even though deliveries grew 4.2%. The weakness continued into 2026. First-half net income to shareholders fell 14% to $135.1 million, about 12% less per share, and the second-quarter average closing price was 11.9% lower than a year earlier. Incentives on new orders are still about 9%, and the June backlog was $387 million, down from $507 million. There are offsetting signs. Second-quarter net orders rose 19% (1,079 homes vs. 908), cancellations fell to 7.8% from 9.9%, and active selling communities reached 106, up from 102. First-half operating cash flow was only $47 million, but that is because inventory grew $154 million as the company kept developing land. It reflects investment, not weaker earnings. Debt is modest, about 11% of homebuilding capital at mid-2026, and its interest cost is already in the cash flows. Accounting note. In 2026 the company amended its 2025 annual report and restated 2023-2025 revenue. It had recorded home sales before deducting closing-cost incentives such as mortgage rate buy-downs, and restated 2025 revenue is about $2.04 billion rather than $2.10 billion. Net income and cash flow were not affected, so owner earnings are unchanged. Management reported a material weakness in internal controls, which we treat as a governance concern rather than a change in value. Growth costs cash. Green Brick carries about a dollar of land and homes for every dollar of annual sales. In every case we therefore deduct 80 cents of added inventory for each added dollar of sales. That is a little below the full ratio, because part of the future need is met by land already bought and part is funded with debt. All values are discounted at 6%. Base case ($99.08 per share). Owner earnings fall 12% to $6.46 in 2026, matching both the 2025 decline and the first-half drop in earnings per share, and stay at $6.46 in 2027 because incentives remain elevated and the backlog is smaller. From 2028 to 2035, sales and owner earnings grow 2% a year to about $7.57. That is roughly the pace at which the company has been adding selling communities, and it is supplied by the 28,000-plus lots already in communities under development. We charge the inventory cost of that growth. We do not credit growth from the newer Austin and Houston operations, from higher prices or from wider margins, because none of those is secured. After 2035 earnings hold flat, with no further growth, through 2055. That rests on the company's demonstrated ability to keep replacing land from its own cash, with owned and contracted lots already covering more than a decade. We credit nothing beyond 2055. About half the base value comes from years after 2035. Bear case ($50.45). Affordability pressure, already visible in 9% incentives and falling prices, becomes a housing downturn concentrated in Texas, where three-quarters of sales are. Sales per share fall about 20% by 2028. Profit margins drop to 8% at the trough and then settle near 10.4%, the company's own average from 2016 to 2021, as the cost advantage of land bought years ago is used up. Owner earnings fall to $4.40 in 2027 and $2.88 in 2028, then recover only to about $3.95 by 2030 and stay there through 2045, after which we count nothing. Because the company owns three-quarters of its lots, it bears land write-down risk that builders who option land avoid. As the business shrinks we credit only 40 cents of cash released per dollar of lost sales, assuming land is sold slowly and at reduced values. Bull case ($132.46). Second-quarter order momentum carries through: owner earnings are $6.60 in 2026, $7.00 in 2027 and back to 2025's $7.34 in 2028. From 2029 to 2035, new communities on land the company already owns, together with Trophy's expansion into Austin and Houston, lift sales and owner earnings 6% a year to about $11.04. That is far below the company's roughly 20% annual revenue growth from 2016 to 2025, and the owned and contracted lots are just enough to support it. Earnings then hold flat through 2060. What changed since our previous estimate. We previously valued the shares at $133.86 in the base case. We no longer count growth from the newer Austin and Houston markets in the base case, keeping only the slower growth already supplied by communities under development. We also no longer assume earnings continue indefinitely: the base story now ends in 2055. The bear case now settles at the company's own 2016-2021 average margin. Partly offsetting these, the bear case now credits some cash released as the business shrinks, and the bull case reflects the second quarter's order growth. What would make this wrong. A deep, long downturn in Dallas-Fort Worth would do more damage than a national slowdown because of the concentration. Margins could also settle permanently back near the company's pre-2022 levels. On the other side, sustained order growth like the second quarter's at stable margins, together with a successful build-out in Austin and Houston, would support the bull path. Margin-of-safety price ($58). Homebuilding is cyclical, and this company is concentrated in one state, holds a lot of land and has a recent control weakness, so the margin-of-safety price sits about 41% below the base value. From $58 the bear case implies a loss of around 13%. A move to base value over about three years would imply roughly 20% a year, before any growth in the business's value; the price assumes a three-year holding period.
