bear -$3.96 base $0.96 bull $6.84 margin of safety $1.50 market price* $5.65
Business condition attached to the margin of safety Both of the following have happened: (1) the sale of Yadkin County, North Carolina real estate announced August 17, 2026 (about $60 million) has closed, with net proceeds applied to the bank term loan; and (2) Unifi's bank credit facilities maturing October 28, 2027 (the 2022 ABL facility and the 2024 Wells Fargo revolver) have been refinanced or extended to a maturity of October 2029 or later.
Unifi (Greensboro, North Carolina) makes polyester and nylon filament and staple yarns, textured, dyed and recycled, that fabric mills turn into apparel, hosiery, socks, automotive upholstery, home furnishings and industrial fabrics. Its best-known product is REPREVE, recycled fiber made from plastic bottles and textile waste, which was 30% of fiscal 2026 sales ($157M). It reports three segments: Americas (plants in North Carolina, El Salvador and Colombia; about $325M of fiscal 2026's $531M of sales), Brazil ($115M of sales and a steady $17M segment profit) and Asia ($91M, an asset-light sourcing and sales business). WHAT THE BUSINESS EARNS. We measure the cash an owner could take out each year: operating cash flow, stripped of working-capital swings, less stock compensation and the capital spending needed to keep the plants running. On that basis Unifi produced about $24M-$33M a year in fiscal 2017, 2018 and 2021, roughly breakeven in 2019, 2020 and 2022, and then lost heavily: about $(54.5)M in fiscal 2023, $(33.1)M in 2024, $(44.9)M in 2025 and $(7.1)M, or $(0.38) a share, in fiscal 2026 (year ended June 28, 2026). Before interest, fiscal 2026 was almost exactly breakeven. The older, better years describe a different business: until fiscal 2020 Unifi owned a stake in Parkdale America that paid it $2M-$12M a year in cash, and sales were $650M-$815M against $531M now. Leaving out the Parkdale cash, the median of the last ten years is only about $1.5M a year before interest. Fiscal 2025's reported net loss of $20.3M was flattered by a $39.3M gain on selling the Madison, North Carolina plant; property sales are not counted as earnings here. WHAT HAS CHANGED. Unifi closed Madison and consolidated its Americas yarn production in 2025, then ran a cost-reduction program through fiscal 2026. The quarterly results show it working: net losses of $11.4M (September 2025 quarter) and $9.7M (December 2025) narrowed to $2.3M (March 2026) and $1.2M (June 2026), and the Americas segment's gross profit swung from $(20.2)M in fiscal 2025 to +$4.8M. Annualizing the second half, and lifting capital spending from fiscal 2026's unusually low $5.0M to the $7M-$9M of routine maintenance management plans for fiscal 2027, the business is running at roughly $11M-$15M a year before interest. That is two quarters, not a full cycle, so the base case credits less than that. DEBT. At June 28, 2026 Unifi owed $92.4M: a bank term loan of $57.8M, $3.9M on its bank revolver, $22.0M on a separate Wells Fargo revolver that is backed by assets pledged by director Kenneth Langone, and $8.7M of equipment finance leases. It held $25.1M of cash, of which we treat about $10M as needed to run the business, so net debt is about $77M, or $4.16 a share. All three bank facilities mature in October 2027. Interest is floating at roughly 4.5%-7.8%, close to normal long-run borrowing costs, so the base case makes no adjustment. The lenders have tightened twice (the revolver was cut from $115M to $80M in September 2024, and since April 2025 every lender must consent to reset the term loan), and the Wells Fargo line exists only because a director pledged his own assets. Refinancing in 2027 is likely but not automatic. On August 17, 2026 Unifi signed an agreement to sell about 120 acres and 500,000 square feet of warehouse space in Yadkin County, North Carolina for about $60M, with net proceeds to repay the term loan. The buyer is still in an inspection period, only $1M of its $2.25M deposit can become non-refundable, either side can walk away if they cannot agree an occupancy agreement, and Unifi is to lease part of the space back for five years at a rent not yet set. Because the deal can still fall through, none of the three cases counts the proceeds; its closing is part of the condition attached to the margin-of-safety price. If it closes as described it would cut net debt by roughly $55M-$57M, about $3 a share, less the cost of the leaseback. BASE CASE (about $0.96 a share). Business cash flow before interest of $8M in fiscal 2027 and $10M a year after that, on sales roughly flat at today's level, with one industry downturn year of $(5)M, similar to fiscal 2020 without the Parkdale cash. The fiscal 2027 figure is above fiscal 2026's breakeven because of the dated cost actions and second-half results above, and below the second-half run rate because two quarters are not proof. No revenue growth is credited: REPREVE fiber sales have fallen three years in a row ($189M, $175M, $157M) and a demand recovery is not something we can evidence. After year 10 earnings fade to zero over a further ten years. What keeps them going that long is structural: about half of Americas sales are yarns that let customers ship apparel duty-free under the USMCA and CAFTA-DR yarn-forward rules of origin or meet the Berry Amendment for U.S. military purchases, and Unifi is the largest filament-yarn maker in that region, with antidumping duties on imported textured polyester yarn adding support. Because the business shrinks to nothing in this story, we credit the cash released when it winds down: about $60M from collecting receivables ($77M today) and selling inventory ($101M) at a discount, after paying suppliers and accruals ($48M). The business is worth about $95M, it owes about $77M, and about $18M, or $0.96 a share, is left for shareholders. BEAR CASE (about -$3.96 a share). Fiscal 2027 cash flow of $3M, then a repeat of the 2023-2025 textile destocking, when sales fell 24% in one year and business cash flow swung by about $56M. Applied to today's smaller company (a 20% sales drop losing about 30 cents of cash per lost sales dollar), that is $(27)M, $(15)M and $(5)M over three years, then $5M a year to year 10, when the story ends with the same working-capital wind-down. The October 2027 maturities would have to be refinanced in the middle of that, so we charge about three percentage points of extra interest on roughly $90M of debt for five years (about $11M). The business would be worth about $15M against about $89M owed: the company would owe roughly $74M more than it is worth, and shareholders would most likely be heavily diluted or wiped out. Its hard assets ($158M of plant and equipment at book, plus owned North Carolina real estate) make it likely the lenders are repaid, not that shareholders keep much. BULL CASE (about $6.84 a share). The second-half fiscal 2026 run rate holds and the full-year benefit of the cost program arrives: $12M in fiscal 2027, $16M in 2028, then $18M a year (about 3.4% of today's sales, still below the $23M-$25M the business earned without Parkdale on larger sales in 2017-2018), with one downturn year at $5M; $15M a year through year 20 on the trade-rule advantage, then a fade to zero by year 30, plus the working-capital wind-down. The business is worth about $205M, it owes about $77M, leaving about $127M, or $6.84 a share. Our previously published figures for Unifi were prepared on a different basis and are not comparable. Since then the company has reported its full fiscal 2026 results and signed the Yadkin County sale agreement. MARGIN-OF-SAFETY PRICE. How sure are we of the earnings level? Not very: four straight years of losses and two good quarters. The worst plausible outcome is a new demand slump arriving before the October 2027 refinancing, with the director-backed line not renewed; that is the bear case, and the hard assets would protect the lenders more than the shareholders. The things we are most likely to be wrong about are whether the second-half improvement lasts (if earnings settle at $5M a year rather than $10M, the base case falls to about -$1.35 a share without the property sale and about $1.70 with it) and whether the property sale closes (about $3 a share). Unifi pays no dividend and its credit agreement restricts dividends and buybacks, so shareholders receive nothing during the holding period, which the price assumes to be three to four years. The margin-of-safety price applies only after the Yadkin County sale has closed and the bank facilities have been extended beyond October 2027. With both done, net debt would be about $20M. At $1.50 a share the equity would be valued at about $28M and the whole company at about $48M, less than the $60M-$71M its receivables and inventory would bring net of payables in an orderly wind-down, for a business currently running at $11M-$15M a year before interest. From that price the base case after the sale (about $4 a share, less the leaseback rent) implies more than 20% a year over four years, and the working capital and real estate give a floor if we are wrong about the earnings. Above $1.50 the dilution risk in the bear case is not covered. The margin-of-safety price is $1.50.

Sales geography
Americas about 61% of fiscal 2026 sales: United States (South, especially North Carolina, South Carolina and Georgia), Central America (El Salvador, Honduras, Guatemala, Nicaragua, Dominican Republic), Mexico, Colombia, Canada. Brazil about 22%. Asia about 17%: China and other Asian countries.
Historical growth strategy
Primarily organic: investing in yarn texturing capacity and technology (most recently about $100 million of eAFK Evo texturing machines in the Americas and Brazil in fiscal 2021-2023), building the REPREVE recycled-fiber brand through partnerships with global apparel brands and retailers, and expanding geographically into Brazil, Central America (El Salvador, Colombia) and an asset-light Asia sales operation. Historically also used joint ventures (notably the Parkdale America stake, sold in fiscal 2020). Since 2023 the focus has shifted to shrinking the footprint, cutting costs and selling surplus North Carolina real estate to reduce debt.
Chart analysis
A chartist would describe a long, persistent downtrend. The shares peaked in the mid-$30s in 2018, rallied back to the mid-$20s in 2021 without exceeding the prior high, then broke down through 2022-2023 into single digits and kept making lower highs and lower lows through 2024-2026, trading below a falling 200-day moving average for most of that time. Rallies have been sold rather than followed through. A technician would want to see a base form at these low levels, followed by a break above the most recent lower high and a turn upward in the 200-day average, before calling the downtrend over; until then the chart says the trend is still down.
