Sound Financial Bancorp is the holding company for Sound Community Bank, a small community bank headquartered in Seattle, Washington. It lends (residential, commercial real estate, multifamily, construction and land loans) and takes deposits through eight branches: four in the Seattle area, three in Clallam County and one in Jefferson County, plus a loan production office in Seattle's Madison Park. Its share of Seattle-area deposits is only about 0.28%, in a market with roughly 45 other commercial banks, so it has no scale advantage; it competes as a local relationship lender. How we measured earnings. We start from cash generated by operations, then subtract share-based pay (a real cost) and the cash effect of routine working-capital swings. For a bank that includes changes in accrued interest and other balance-sheet items and, importantly, the net cash from originating and selling mortgage loans, which swung operating cash flow from about minus $0.5 million in 2020 to plus $19.1 million in 2021 purely on timing. Capital spending is tiny (under $0.7 million a year). On this basis owner earnings per share were $2.44 (2019), $2.43, $2.48, $3.38 (2022), $2.28, $1.59 (2024) and $2.95 (2025). We use the middle value of these seven years, $2.44, as the earnings level, because the business has not been transformed over the period and the mortgage-timing adjustment removes the distortion in 2020-2021. 2024 was weak (net income $4.6 million versus $7.2 million in 2025); we leave it in because it is a real year the bank lived through. Growth check. Owner earnings rose about 85% in 2025, but that was a rebound from the depressed 2024 figure, not a trend. We assume only 2% growth in the first year of the base case, from the $2.44 level, which is below the trailing rate. The 2% reflects earnings retained in the bank: equity grew from $103.7 million to $109.4 million in 2025 after dividends of about $1.9 million. First-half 2026 net income of $4.1 million versus $3.2 million a year earlier is consistent with that, but one half-year is not enough to move our earnings level. Base case, about $47.50 per share: earnings of $2.44 grow 2% a year for ten years, then stay flat at about $2.97 per share, because a deposit and lending franchise with local branches and long customer relationships keeps operating. We give no credit for share gains, new markets or margin expansion; the bank is closing its Tacoma branch in April 2026 as part of consolidation, which does not point to expansion. Bear case, about $18.20 per share: earnings stay at the 2024 low of $1.59 per share with no growth for twenty years and then nothing. The named risks are real: commercial real estate and multifamily lending was 355.2% of the bank's regulatory capital measure at year-end 2025, above the 300% level that draws heightened supervisory attention, with several individual relationships in the $15 to $17 million range. The holding company also carries $7.8 million of subordinated notes (it repaid $4.0 million in 2025). We do not subtract debt separately, because interest is already paid out of the earnings we measure; the leverage risk is what makes this case worse. Bull case, about $62.20 per share: the 2025 level of $2.95 is treated as the earning power, growing 3% a year for ten years and then flat at about $3.96. That uses only the retained-earnings compounding the bank has shown, at a slightly higher rate. What would make this wrong: a credit problem in the commercial real estate book, or continued pressure on funding costs, would push results toward the bear case; the 2024 earnings dip shows how quickly that can happen. This is a very small company (about 2.6 million shares), so trading is thin and results are lumpy. The margin-of-safety price of $22 is well below the base value, leaving a wide margin of safety for the concentration and size risks. Notes: our cash-flow build differs from net income by lease-related and other non-cash items we did not separately adjust, which is why owner earnings sit a little below net income plus depreciation.
