Great Southern Bancorp owns Great Southern Bank of Springfield, Missouri: about $5.6 billion of assets, 89 banking centers in Missouri, Iowa, Kansas, Minnesota, Arkansas and Nebraska, and a network of loan production offices in growing metros such as Dallas, Phoenix, Atlanta and Charlotte. It is a traditional spread lender. It gathers retail and commercial deposits ($4.48 billion at the end of 2025) and lends them mainly against commercial real estate, multi-family and construction projects, along with one-to-four family mortgages and commercial business loans. Commercial real estate is about 35% of loans and construction about 8%. Construction was 32% in 2008, and the bank cut it back deliberately after that cycle. How we measure earnings. For a bank, operating cash flow mostly reflects loans and deposits moving through the business, so we treat net income to common shareholders as owner earnings. Share-based pay is already deducted inside that figure, and branch spending is small. On this measure, earnings per share over the last decade were $3.21 (2016), $3.64, $4.71, $5.14, $4.21 (2020, a pandemic reserve build), $5.46, $6.02 (2022, a rate-driven margin peak), $5.61, $5.26 (2024, the trough in funding costs) and $6.19 (2025). The jump from 2017 to 2018 is mostly the cut in the corporate tax rate. For that reason we take the base level from 2018 onward, a window that runs through a pandemic, a rate spike and a deposit-cost squeeze. The median over that window is $5.36 per share, or about $69 million in total. The 2025 result of $71 million is not a run rate. Net loans shrank 7%. Charge-offs were actually a small net recovery. Redeeming $75 million of 5.5% subordinated notes in June 2025 also lowered interest cost. First-half 2026 net income was $33.3 million against $36.9 million a year earlier, down about 10%. We therefore set normal earning power at about $61 million, or $5.60 per share on today's roughly 10.9 million shares. That is below 2025, close to the per-share median, and assumes ordinary credit costs. Earnings grew about 15% in 2025 but are running about 10% lower so far in 2026. The base case assumes 2% growth in year one, below the recent actual figure. The bank has no debt to subtract beyond its deposits and borrowings, which are the raw material of the business. Tangible book value is about $58 per share ($641.6 million of equity at June 30, 2026, less $9.4 million of goodwill and intangibles). Capital is strong: common equity tier 1 of 13.6% and tangible common equity of 11.2% of assets at year-end 2025. Base case, about $98 per share. Earnings start at $61 million and grow 2% a year. That is roughly the pace the deposit base and the loan production network have supported over a full decade, net of branch consolidations. Each year the bank keeps back about 2% of its equity to fund that growth, and everything else goes to dividends and buybacks. That matches what it has done: $44 million of buybacks in 2025 and another $25 million in the first half of 2026. After year ten we credit no further growth, only the established deposit franchise holding its earnings flat. We gave no credit to the loan production offices taking market share or to margins staying at 2025 levels. Bear case, about $63 per share. The next two years look like 2024, with earnings around $56 million as deposit costs squeeze the margin. Then comes a full commercial real estate credit cycle sized from the 2008-2010 experience of banks with this kind of book: cumulative loan losses of roughly 4% of the $4.4 billion portfolio, about $175 million pre-tax, plus a reserve build. That produces after-tax losses of about $18 million and $10 million in two years and a weak recovery year of $22 million. Earnings then settle near $54 million with no growth and erode by 1% a year after year ten. With CET1 at 13.6%, the bank can absorb that loss without raising equity at trough prices, so the case assumes no dilution. The value is above tangible book because, even after a severe cycle, a bank funded mostly by low-cost local deposits keeps earning roughly 8-9% on its equity, and capital at that level does not need replenishing. Great Southern's own record supports this. It stayed profitable through 2009-2011 while carrying a far riskier construction book than it has today, though a gain on FDIC-assisted acquisitions in 2009 flattered that period. Bull case, about $129 per share. Earnings hold near $68 million, which means the 2025 margin and low funding cost largely persist without the unusual zero charge-offs. Growth runs at 3% a year, closer to the bank's decade-long rate of net income growth after removing the tax cut, and the franchise grows modestly after year ten. What could make the estimate wrong. First, commercial real estate, especially office and multi-family in the bank's metro markets. The 10-K notes $650 million of unfunded construction commitments, and a concentrated loss there would fall directly on equity. Second, the margin. The bank has no structural pricing advantage, and 2024 showed how quickly deposit costs can take 15% off earnings. Third, the shrinking loan book. If 2025's 7% decline continues, even the base case's 2% growth will not be achieved. Margin-of-safety price. We are fairly confident of the earnings level. Ten years of filings show $59-76 million in every year since 2018, including stress years. The worst plausible outcome is a commercial real estate cycle worse than our bear case, combined with a deposit run like the one regional banks saw in 2023. Even then, the capital level, the low reliance on uninsured deposits and the hard collateral behind the loans make it likely the bank survives without wiping out shareholders. If we are wrong about both the earnings level (say $52 million) and growth (none), the shares are worth roughly $75-80. The shares pay a $1.72 dividend during the holding period, and buybacks retire about 3-4% of the shares a year. The margin-of-safety price is $52, a little below tangible book value. Measured against that price, normal earnings of about $5.60 a share are an earnings yield of almost 11%. If the stock moves toward the base value over about three years, the base case implies the 20% annual target. If the bear credit cycle arrives instead, the capital behind that price remains largely intact. Our previous published figures were prepared on a different basis and are not comparable.

Great Southern Bancorp, Inc. (GSBC), a bank holding company. BANK BASIS: owner earnings = NET INCOME AVAILABLE TO COMMON = net income less preferred dividends = 70,973 - 0 = 70,973 (thousands USD). The default CFO - capex - SBC formula is NOT applicable to a depository institution: for a bank, operating cash flow is dominated by loan-origination, deposit and securities flows that are the business itself rather than working capital, capex is trivial (branch premises) and unrelated to earning power, and share-based compensation is already expensed inside net income, so subtracting it again would double-count it. Accordingly SBC is NOT deducted. INPUTS, all from the FY2025 10-K, accession 0001104659-26-024659 filed 2026-03-06 (the only and most-recently-filed accession carrying FY2025): us-gaap:NetIncomeLoss 70,973 for 2025-01-01 to 2025-12-31; us-gaap:NetIncomeLossAvailableToCommonStockholdersBasic 70,973 for the same period; us-gaap:WeightedAverageNumberOfDilutedSharesOutstanding 11,457,000. OE/share = 70,973 / 11,457 = 6.194466, stored as 6.1947 after rounding to four decimal places. PREFERRED DIVIDENDS: none. us-gaap:PreferredStockDividendsAndOtherAdjustments is 579 for FY2014 and 554 for FY2015 (the Treasury Small Business Lending Fund preferred, since redeemed) and zero or absent from FY2016 onward; NetIncomeLoss and NetIncomeLossAvailableToCommonStockholdersBasic are identical for every year FY2016-FY2025, confirming no preferred is outstanding. EPS TIE-OUT: PASSES EXACTLY. 70,973 / 11,457 = 6.1945 against reported diluted EPS of $6.19; the basic cross-check also ties, 70,973 / 11,397 basic shares = 6.227 against reported basic EPS of $6.23. CONTEXT: return on average assets 1.22%, return on average stockholders equity 11.38%, net interest margin 3.67% (up 25bp from 3.42% in FY2024), efficiency ratio 61.91%, book value per common share $57.50, tangible common equity to tangible assets 11.21%, common equity tier 1 ratio 13.6% at the holding company. DISTORTIONS AND CAVEATS: (1) FY2025 earnings rose 14.8% on a BALANCE SHEET THAT SHRANK - net loans fell $333.5 million (7.1%) and total assets fell from $5.98 billion to $5.60 billion - so the gain came from margin expansion and from the June 2025 redemption of $75.0 million of subordinated notes (interest expense on those notes fell $2.4 million), not from growth; this makes FY2025 a high-water mark rather than a run-rate. (2) Credit costs were abnormally low: net charge-offs were a net recovery of (0.00)% of average loans and the provision for credit losses on loans was only 1,700, against an allowance of 64,771 equal to 1.46% of loans and non-performing assets of just 0.18% of loans; a normalised charge-off assumption would reduce this figure materially. (3) The effective tax rate was 18.7% and management guides to 18.5-19.5% in future periods. (4) SHARE-COUNT UNIT SCALE: filings through the FY2020 10-K tag weighted-average share counts in THOUSANDS (e.g. 13,674 for FY2021 in accession 0001410578-22-000289) while the FY2022 10-K and later tag the same figures in WHOLE SHARES (13,674,000); both scales appear in the data for FY2020 and FY2021 and reconcile exactly, so no 1000x error is present in this row. (5) Half-year 2026 net income available to common was 33,271 versus 36,946 in the first half of 2025, a 9.9% decline, so the FY2025 result is not being sustained into 2026.

Great Southern Bancorp, Inc. (GSBC), a bank holding company. BANK BASIS: owner earnings = NET INCOME AVAILABLE TO COMMON = net income less preferred dividends = 61,807 - 0 = 61,807 (thousands USD). The default CFO - capex - SBC formula is NOT applicable to a depository institution: a bank's operating cash flow is dominated by lending, deposit-gathering and securities activity that IS the business rather than working capital, its capital expenditure (branch premises and equipment) is immaterial to earning power, and share-based compensation is already expensed within net income, so deducting it a second time would double-count it. SBC is therefore NOT deducted. INPUTS: us-gaap:NetIncomeLoss 61,807 and us-gaap:NetIncomeLossAvailableToCommonStockholdersBasic 61,807 for 2024-01-01 to 2024-12-31; us-gaap:WeightedAverageNumberOfDilutedSharesOutstanding 11,755,000. These figures are identical in both accessions carrying FY2024 - the FY2024 10-K 0001410578-25-000294 filed 2025-03-07 and the FY2025 10-K 0001104659-26-024659 filed 2026-03-06 - so the most-recently-filed value involves no restatement. OE/share = 61,807 / 11,755 = 5.257932, stored as 5.2579. PREFERRED DIVIDENDS: none outstanding; NetIncomeLoss and NetIncomeLossAvailableToCommonStockholdersBasic are identical, and us-gaap:PreferredStockDividendsAndOtherAdjustments is last non-zero in FY2015 (554, Treasury Small Business Lending Fund preferred, since redeemed). EPS TIE-OUT: PASSES EXACTLY, 61,807 / 11,755 = 5.258 against reported diluted EPS of $5.26; basic cross-check 61,807 / 11,695 = 5.285 against reported basic EPS of $5.28. CONTEXT: return on average assets 1.05%, return on average stockholders equity 10.55%, net interest margin 3.42% (the low point of the last five years, down 15bp from 3.57%), efficiency ratio 64.40%, book value per common share $51.14, tangible common equity to tangible assets 9.87%. DISTORTIONS AND CAVEATS: (1) FY2024 was the trough of the recent funding-cost cycle - interest expense on deposits reached 109,705 against 88,757 in FY2023, and the bank drew $180.0 million under the Federal Reserve Bank Term Funding Program in January 2024 and grew brokered deposits by $111 million, so the year is a fair proxy for a margin-compression stress case; it is a business and industry-structural outcome rather than a macro shock. (2) The balance sheet was still growing - total assets rose to $5.98 billion and net loans to $4.70 billion, with multi-family loans up 64.5% - so the earnings decline was margin-driven, not volume-driven. (3) Credit costs remained benign: provision for credit losses on loans of 2,250, net charge-offs 0.03% of average loans, non-performing assets 0.20% of loans. (4) The company repurchased $15.2 million of its own shares in FY2024 (us-gaap:PaymentsForRepurchaseOfCommonStock), the smallest buyback of the last six years, and paid dividends of $1.60 per share, a 30.4% payout ratio.

Great Southern Bancorp, Inc. (GSBC), a bank holding company. BANK BASIS: owner earnings = NET INCOME AVAILABLE TO COMMON = net income less preferred dividends = 67,800 - 0 = 67,800 (thousands USD). The default CFO - capex - SBC formula is NOT applicable to a depository institution: a bank's operating cash flow reflects lending, deposit and securities activity that IS the business rather than working-capital swings, capital expenditure on branch premises is immaterial to earning power, and share-based compensation is already an expense inside net income, so subtracting it again would double-count it. SBC is therefore NOT deducted. INPUTS: us-gaap:NetIncomeLoss 67,800 and us-gaap:NetIncomeLossAvailableToCommonStockholdersBasic 67,800 for 2023-01-01 to 2023-12-31; us-gaap:WeightedAverageNumberOfDilutedSharesOutstanding 12,080,000. The same values appear identically in all three accessions carrying FY2023 - the FY2023 10-K 0001410578-24-000178 filed 2024-03-12, the FY2024 10-K 0001410578-25-000294 filed 2025-03-07 and the FY2025 10-K 0001104659-26-024659 filed 2026-03-06 - so there is no restatement to resolve. OE/share = 67,800 / 12,080 = 5.612583, stored as 5.6126. PREFERRED DIVIDENDS: none outstanding. EPS TIE-OUT: PASSES EXACTLY, 67,800 / 12,080 = 5.613 against reported diluted EPS of $5.61; basic cross-check 67,800 / 11,992 = 5.654 against reported basic EPS of $5.65. CONTEXT: return on average assets 1.19%, return on average stockholders equity 12.31%, net interest margin 3.57%, efficiency ratio 63.16%, book value per common share $48.44, tangible common equity to tangible assets 9.67%. DISTORTIONS AND CAVEATS: (1) FY2023 spans the regional-bank funding shock that began in March 2023 - interest expense on deposits jumped from 20,676 in FY2022 to 88,757, compressing the interest-rate spread by 62bp to 2.97%, while non-performing loans rose to 0.25% of loans, the highest of the five-year window. (2) Earnings were helped by a CREDIT (income) of 5,329 in the provision for unfunded commitments, partly offsetting a 3,000 provision for credit losses on loans; excluding that credit, pre-tax income would have been roughly 5,329 lower, or about 0.36 per diluted share after tax. (3) The company repurchased $23.3 million of stock in FY2023 and paid $1.60 per share in dividends, a 28.5% payout ratio; the diluted share count fell 4.2% year over year. (4) SHARE-COUNT UNIT SCALE: FY2023 is tagged in whole shares (12,080,000) in every accession, unlike the pre-FY2021 filings which used thousands; the series was rescaled before use and reconciles to reported EPS.

Great Southern Bancorp, Inc. (GSBC), a bank holding company. BANK BASIS: owner earnings = NET INCOME AVAILABLE TO COMMON = net income less preferred dividends = 75,948 - 0 = 75,948 (thousands USD). The default CFO - capex - SBC formula is NOT applicable to a depository institution: operating cash flow at a bank is driven by lending, deposit and securities flows that constitute the business itself rather than working capital, branch capital expenditure is immaterial to earning power, and share-based compensation is already expensed within net income, so a second deduction would double-count it. SBC is therefore NOT deducted. INPUTS: us-gaap:NetIncomeLoss 75,948 and us-gaap:NetIncomeLossAvailableToCommonStockholdersBasic 75,948 for 2022-01-01 to 2022-12-31; us-gaap:WeightedAverageNumberOfDilutedSharesOutstanding 12,607,000. Identical in all three accessions carrying FY2022 (FY2022 10-K 0001410578-23-000244 filed 2023-03-13, FY2023 10-K 0001410578-24-000178, FY2024 10-K 0001410578-25-000294), so no restatement. OE/share = 75,948 / 12,607 = 6.024272, stored as 6.0243. PREFERRED DIVIDENDS: none outstanding. EPS TIE-OUT: PASSES EXACTLY, 75,948 / 12,607 = 6.024 against reported diluted EPS of $6.02; basic cross-check 75,948 / 12,517 = 6.068 against reported basic EPS of $6.07. CONTEXT: this was the peak year of the decade on every profitability measure - return on average assets 1.38%, return on average stockholders equity 13.44%, net interest margin 3.80%, efficiency ratio 57.05% (best of the five-year window), non-performing assets just 0.08% of loans. Book value per common share was $43.58, depressed by unrealised securities losses running through accumulated other comprehensive income as rates rose; total stockholders equity fell from $616.8 million to $533.1 million during the year even as the company earned a record profit. DISTORTIONS AND CAVEATS: (1) FY2022 benefited from a rapidly rising rate environment in which loan yields repriced faster than deposit costs - interest expense on deposits was only 20,676 for the full year against 88,757 the following year - so the 3.80% margin is a cyclical high that is unlikely to repeat and should not be extrapolated. (2) Earnings included a CREDIT (income) of 6,700 in the provision for credit losses on loans, worth roughly 0.43 per diluted share after tax, partially offset by a 3,187 provision for unfunded commitments. (3) Capital allocation: the company repurchased $61.8 million of stock, its largest buyback of the decade, cutting the year-end share count from 13,128,493 to 12,231,290; dividends were $1.56 per share, a 25.9% payout ratio. (4) SHARE-COUNT UNIT SCALE: FY2022 onward is tagged in whole shares; earlier accessions used thousands for the same concept, and the two scales reconcile.
2021 $5.46 ▼
Great Southern Bancorp, Inc. (GSBC), a bank holding company. BANK BASIS: owner earnings = NET INCOME AVAILABLE TO COMMON = net income less preferred dividends = 74,627 - 0 = 74,627 (thousands USD). The default CFO - capex - SBC formula is NOT applicable to a depository institution: a bank's operating cash flow is dominated by lending, deposit-gathering and securities activity that IS the business rather than working capital, its branch capital expenditure is immaterial to earning power, and share-based compensation is already expensed inside net income, so deducting it again would double-count it. INPUTS: us-gaap:NetIncomeLoss 74,627 and us-gaap:NetIncomeLossAvailableToCommonStockholdersBasic 74,627 for 2021-01-01 to 2021-12-31; us-gaap:WeightedAverageNumberOfDilutedSharesOutstanding 13,674,000. OE/share = 74,627 / 13,674 = 5.457804, stored as 5.4576 (four-decimal rounding of 5.45758). PREFERRED DIVIDENDS: none outstanding; us-gaap:PreferredStockDividendsAndOtherAdjustments was last non-zero in FY2015 (554) and FY2014 (579), relating to Treasury Small Business Lending Fund preferred stock that has since been redeemed. EPS TIE-OUT: PASSES EXACTLY, 74,627 / 13,674 = 5.458 against reported diluted EPS of $5.46; basic cross-check 74,627 / 13,558 = 5.504 against reported basic EPS of $5.50. CONTEXT: return on average assets 1.36%, return on average stockholders equity 11.89%, net interest margin 3.37% (the low of the five-year window, reflecting pandemic-era rate cuts, surge deposits and excess liquidity), efficiency ratio 59.03%, book value per common share $46.98, tangible common equity to tangible assets 11.22%. DISTORTIONS AND CAVEATS: (1) FY2021 earnings were flattered by pandemic-era reserve releases and fee income - non-interest income of 38,317 was the highest of the five-year window, including a 9,463 net gain on loan sales driven by the refinancing boom, against 3,272 in FY2025; that gain alone is worth roughly 0.37 per diluted share after tax and has not recurred. (2) The comparison is further distorted by Paycheck Protection Program fee accretion and by surge deposits that inflated average assets. (3) Capital allocation: the company repurchased $39.1 million of stock in FY2021, taking the year-end share count from 13,752,605 to 13,128,493, and paid $1.40 per share in dividends, a 25.6% payout ratio. (4) RESTATEMENT AND UNIT CHECK: FY2021 appears in three accessions - the FY2021 10-K 0001410578-22-000289 filed 2022-03-07, the FY2022 10-K 0001410578-23-000244 and the FY2023 10-K 0001410578-24-000178. Net income is identical in all three. The diluted share count is tagged 13,674 (THOUSANDS) in the FY2021 10-K and 13,674,000 (WHOLE SHARES) in the two later filings; this is a units change, not a value change, and both resolve to the same 13.674 million shares, which the EPS tie-out confirms.

Historical growth strategy
Organic commercial real estate and construction lending out of a Springfield, Missouri deposit base, extended into regional metros through loan production offices, supplemented by FDIC-assisted acquisitions of failed banks in 2009-2014 and branch purchases; since 2015 growth has come mainly from steady buybacks (share count down about 23% since 2019) and branch consolidation rather than acquisitions.
Chart analysis
A chartist would describe GSBC as a long-run range-bound regional bank stock: it ran from the mid-$40s in 2016 to around $60 in 2018-2019, collapsed to the mid-$30s in the March 2020 sell-off, recovered to the mid-$60s by 2022, dropped back toward the mid-$40s in the 2023 regional-bank funding scare, and has since worked its way back into the $50s-$60s. The pattern is a series of higher lows (2020, 2023) under a ceiling in the mid-to-high $60s that has capped every rally for nearly eight years; a sustained close above that zone would be read as a breakout, while a loss of the low-$50s support would signal a return to the bottom of the range.
