Business condition attached to the margin of safety The pace of new data center construction slows and a larger share of capital spending shifts from growth capex to maintenance.
Equinix operates a global network of data centers where it houses customer computing equipment and, critically, connects those customers to each other and to cloud providers, network carriers and internet exchanges inside its facilities. That interconnection business is the moat: once a customer's infrastructure is wired into a data center alongside its partners and network providers, moving it is costly and disruptive, which supports pricing power and very high retention. The wide range between our cases reflects the fact that Equinix is in the middle of a heavy, multi-year global buildout of new data center capacity, which consumes a large share of operating cash flow as growth capex. Stripping that out to isolate maintenance spending is inherently more judgment-laden than for a mature, steady-state business, and small changes in how much of today's spending is classified as growth versus upkeep move the valuation substantially. The base case assumes the current buildout continues to convert into occupied, revenue-generating capacity at historical rates, valuing the shares around $83. The bear case assumes a meaningful slowdown in that conversion — new facilities filling more slowly, or increased competition in key markets eroding pricing — valuing the shares around $16. The bull case assumes the buildout executes cleanly and new capacity fills as quickly as the company's best historical vintages, which given the operating leverage in the model produces a value near $410 per share. Because so much of the current value depends on capacity that isn't generating cash flow yet, the margin-of-safety price assumes the buildout matures — more of today's spending shifting from growth to maintenance — and sits at a large discount to the base case for that reason.
