ECA Marcellus Trust I is a royalty trust, not an operating company. It owns royalty interests in 14 producing Marcellus Shale natural gas wells in Greene County, Pennsylvania, operated by Greylock Production. It has no employees, no debt and no capital spending. Each quarter it collects royalty income, pays its own administrative costs (about $1.2 million a year) and distributes the rest. Its units trade over the counter (OTCID Basic). Under its trust agreement the Trust begins to liquidate on or about March 31, 2030. At that point the Term Royalty Interests revert to Greylock, and the Perpetual Royalty Interests are sold, with the net proceeds paid to unitholders. Greylock has a right of first refusal on that sale. Unitholders receive nothing from production after the sale. How we measured earnings. The Trust has no stock compensation, capital spending or working capital of note, so owner earnings are simply royalty income minus Trust expenses plus interest, measured before the cash the Trustee sets aside as a reserve. We counted the reserve withheld as unitholders' earnings, and so we did not add the Trust's $3.2 million of cash on top of our values. Per unit (17,605,000 units) this gives, for 2016 through 2025: $0.198, $0.326, $0.327, $0.165, $0.029, $0.295, $0.598, $0.104, $0.061 and $0.154. Results swing with the gas price. The 2022 peak came when the realized price averaged $4.96 per Mcf, the 2020 trough when it averaged $0.66 per Mcf, and the 2025 figure when it averaged $2.18. We used 2020 to 2025 as the reference window, which spans the full price range at production volumes close to today's. The median is about $0.13 per unit. Volumes were much larger before 2020, so earlier years describe a bigger asset. What has been happening. In 2025 royalty income rose to $3.76 million from $2.18 million, and distributable income to $2.24 million ($0.128 per unit) from $0.79 million ($0.045). The whole gain came from price: the average realized price rose to $2.18 per Mcf from $1.11, while production fell 12.2% to 1,724 MMcf from 1,964 MMcf. Owner earnings grew about 150% in 2025 ($0.154 versus $0.061). We assume the opposite for 2026: a decline to roughly $0.09 per unit in the base case, because volume keeps falling and we do not assume 2025 prices persist. The assets. Ryder Scott estimated proved reserves of 14.9 Bcf at year-end 2025, all classed as proved developed. That is about 8.7 years of 2025 production. This includes the residual interest the Trust will sell in 2030. The wells are already drilled, so we credit no new development. Production has fallen roughly 10% a year since 2021 (about 2.6 Bcf, then 2,343, 2,207, 1,964 and 1,724 MMcf in 2022 to 2025), and all cases decline from here. We took no growth in any case, because nothing in the filings secures any. Base case: $0.60 per unit. Production declines 10% a year, in line with 2021 to 2025. The price is the median realized price of 2020 to 2025 (about $1.75 per Mcf), not the 2025 price. This yields roughly $3.9 million of present value from distributions through March 2030. We assume the Perpetual Royalty Interests then sell for the present value, at a 10% discount rate, of the reserves left after the Trust's own production. We estimate that residual at about 9 Bcf (14.9 Bcf less our estimated production through March 2030), with the same 10% decline and price. This is worth roughly $6.6 million in today's dollars, or about $0.37 of the $0.60. The filings do not say how the reserves divide between the term and perpetual interests, so this is our own estimate and the largest uncertainty in the valuation. Bear case: $0.28 per unit. The realized price stays at $1.11, the 2024 level, and production falls 12% a year, as in 2025. The Trust must sell all its royalty interests if gross proceeds over four consecutive quarters fall below $1.5 million. Proceeds in this case would be about $1.5 million in 2027, so we assume dissolution around the end of 2027. The interests are then sold, with Greylock's right of first refusal limiting competition, at a value using a 15% discount rate. Sale value is about $4.5 million in today's dollars, plus about $0.65 million of distributions before then. Greylock is also free to cut spending on or abandon wells that are uneconomic to it. Bull case: $0.82 per unit. Price averages about $2.30 per Mcf, close to the 2021 ($2.38) and 2025 ($2.18) levels the Trust has actually realized, and production declines 8% a year (the 2023 decline was 5.8%). Distributions are worth about $6.9 million and the 2030 sale about $7.5 million in today's dollars. We did not include a repeat of 2022 pricing, or any new wells, as they are not supported by the filings. What we left out. We did not credit a recovery in gas prices, drilling by Greylock, or any value beyond the proved reserves. A proposed Pennsylvania severance tax, pending in the state senate committee, is not included because it has not been enacted. If adopted it would lower every case. Checking the case. The main risk to our value is the 2030 sale. The filing itself warns that unitholders may not recover the value of their investment, and a sale to Greylock alone would need only a fairness opinion. About 60% of the base case value depends on that sale; if it fetched nothing, base value would be roughly $0.22 per unit. The reserve report supports the volumes but not the sale price. The other check is the trailing decline: production fell 12.2% in 2025 alone, faster than the 10% we use in the base case, and a continued 12% would bring the base value close to the bear case. Margin-of-safety price. The margin-of-safety price is $0.22 per unit. From that price, distributions plus the sale imply about 20% a year in the base case and roughly 20% a year in the bear case. The large discount to base value reflects a finite-life, price-exposed royalty with an uncertain sale price and low liquidity.
