Community Trust Bancorp is the holding company for Community Trust Bank, a conventional community bank with 81 branches across eastern, northern, central and south central Kentucky, southern West Virginia and northeastern Tennessee. It takes local deposits (about $5.7 billion) and lends them out (about $4.9 billion of loans at the end of 2025), earning the spread plus fee, trust and mortgage income. Because deposits are the raw material of a bank, we value its earnings after interest cost and do not subtract them as debt; the bank's own borrowings (about $64 million of long-term debt) are small and already charged in earnings. What we measured. Earnings available to owners were $2.78 per share in 2016 and $5.07 in 2025 (10-year median about $4.0, with the last four years at $4.23 to $5.07). We built this from operating cash flow rather than reported profit, but treated the provision for credit losses and write-downs on foreclosed property as ongoing costs of lending, not as ignorable non-cash charges, and removed swings from selling mortgages, accrued interest and other balance-sheet timing. Stock compensation and maintenance capital spending are deducted. The 2021 figure ($5.32) is flattered by a $6.4 million release of loan-loss reserves and a mortgage-sale boom; 2020 is depressed by a $16 million pandemic reserve build. Rather than lean on any one year, we looked at earnings relative to the bank's equity: the bank has earned a median of about 10.8% a year on its equity over ten years (range roughly 9.3% to 13.6%). Applied to today's book value of about $47 a share, that gives roughly $5.00 a share, essentially what 2025 delivered ($5.07, a 20% rise over 2024). We start all cases from $5.00 or below, so year one of the base case assumes no growth over 2025 even though the trailing year grew 20%. First-half 2026 profit of $56.8 million (versus $46.9 million a year earlier, with lower credit provisions of $5.1 million versus $5.7 million) supports that level; we do not credit it as growth. Base case, about $96 per share. The bank earns about $5.00 a share next year, then grows 4.5% a year for four years, 4% for two, 3.5% for two and 3% in year ten, after which earnings stay flat with no further growth credited. That growth is what the bank has repeatedly delivered organically: earnings per share compounded about 7% a year over 2016-2025 and book value about 6%, funded from retained earnings (it pays out roughly 40% of earnings, $2.00 a share in 2025) and through the 2016 coal-region downturn and the 2020 pandemic. We assume less than the demonstrated pace because part of the past gain was wider lending margins, which we do not count. Growth is not free for a bank, so cash available to owners in each year is reduced by the capital that must be retained to support that growth (equity to assets of about 12%); only the remainder is valued. Nothing is credited for acquisitions, new markets or a further widening of margins. The bank owes no corporate debt that matters, so the business is worth about $96 and the difference after debt is the same. Bear case, about $61 per share. Lending margins give back the 2025 expansion (earnings $4.50, in line with the 2022-2025 median) for two years, then a credit downturn of the kind banks experienced in 2008-2010 arrives in years three to five. The industry's loan losses peaked above 2.5% of loans in 2009-2010; we assume this regional bank loses about 3.8% of loans cumulatively above normal levels (about $200 million pre-tax, versus its own record of 0.28% in the 2016 coal downturn and 0.16% in 2025), with 42% of the loan book in commercial real estate and a coal-dependent economy as the named exposure. After tax that is roughly $2.55, $3.62 and $2.34 per share of extra cost in those three years plus about $0.50 a year of lost income from problem loans, taking earnings to $1.45, $0.38 and $1.66. Afterward earnings settle at $4.00 a share permanently (about 20% below base) from tighter spreads and a higher cost base (noninterest expense rose 9.3% in 2025), with no growth. Capital stays adequate (equity is about 12% of assets, so no stock issuance is needed). The bear value of about $61 is above tangible book value of about $44 a share because even in this story the bank keeps earning positive profits every year and about 8% on its equity from a deposit franchise of 81 branches in markets with few competitors; nothing here depends on growth. Bull case, about $116 per share. The bank starts from the earnings run-rate shown in the first half of 2026 (about $5.60 a share), then keeps compounding at 6% a year for four years and 5% for five (inside its demonstrated 7% record and the 9.1% loan growth achieved in 2025), then holds flat. What would make this wrong. The main risks are a regional credit event concentrated in commercial real estate or the coal-related economy, and a reversal of the margin gains of 2025 (net interest margin rose 26 basis points; funding costs fell 35 basis points). We tested the earnings level against nonperforming loans, which fell 28% to $19.2 million in 2025, charge-offs of 0.16% of loans, and the first-half 2026 results; all point in the same direction as the base level. Goodwill of $65.5 million is about 8% of equity. Previous estimates from August 2026 ($40 / $66 / $94, margin-of-safety price $46) were prepared on a different basis and are not comparable; what moved in the business is stronger 2025 and first-half 2026 earnings, larger equity (up 13% in 2025) and lower credit costs. Margin-of-safety price. We are fairly sure of the earnings level: ten years of profits every year, a median return on equity of 10.8%, only $64 million of ordinary borrowings and deposits that are granular and local. The worst plausible event is a regional real estate downturn combined with margin compression; the bank would survive it with capital intact but with earnings cut by more than two thirds for a year, as in our bear case. If we are wrong about margins (earnings $4.50, no growth) or about growth (none credited after year 1), the shares would be worth roughly $75 or $67 respectively. The price assumes a three-to-five-year holding period, during which the bank pays a dividend of about $2.00 a share that has grown every year (a rise from $1.26 in 2016). At $48 a share, the dividend is about 4% of the price and owner earnings about 10%; if the base case plays out and the shares reach the value of the business within about five years, the base case implies about 20% a year including dividends. If instead the bear case happens, the bank's earnings power still supports a value near $61 and a price near tangible book. That balance is why the margin-of-safety price is $48 and not higher.

Sales geography
United States: eastern, northern, northeastern, central and south central Kentucky; southern West Virginia; northeastern Tennessee (Campbell and Anderson Counties). Revenue is interest on loans and securities plus fees, trust and mortgage income earned from customers in these areas.
Historical growth strategy
Slow, organic growth of loans and deposits through its 81-branch network in Appalachian and central Kentucky markets, funded mostly by core local deposits and retained earnings; occasional tuck-in bank acquisitions in the past (goodwill unchanged since 2015), a steadily rising dividend and conservative credit underwriting rather than rapid expansion.
Chart analysis
A chartist would see a stock that spent late May 2026 basing near $65-67 and then turned up, climbing roughly 12-15% to the mid-$70s by late July 2026 after record second-quarter results, with a rising short-term trend and prior trading range of about $68-77 acting as resistance to be cleared. Higher lows since late May are constructive; a decisive close above the high-$70s would signal a breakout, while a drop back below $68 would put the recovery in question and re-test the $65 support. Longer-term history was not available for this view.
