Crown Castle owns about 40,000 cell towers across the United States and rents space on them to wireless carriers under long-term leases with built-in annual rent increases. T-Mobile, AT&T and Verizon supply about 90% of site rental revenue. In the first half of 2026 the company completed the sale of its fiber and small-cell business for about $8.5 billion, used roughly $6 billion to cut its debt (from $24.5 billion to $18.4 billion) and bought back about $1 billion of stock. What remains is a pure tower company, so we value only the towers. What changed since our last estimate. Our previous estimate ($136 base) had three problems we have corrected. First, it valued cash flow after interest and never subtracted the company's debt, which in effect assumed the debt stays in place on today's cheap terms forever. We now value the towers' cash flow before interest and then subtract what the company owes. Second, it was built on whole-company cash flow that still included the fiber business, which has now been sold, and it counted only a small "sustaining" slice of capital spending. Third, it did not reflect that in January 2026 Crown Castle terminated its master lease with DISH Wireless after DISH stopped paying, removing about $220 million of annual rent. Together these explain most of the drop. How we measured earning power. We started from the towers' operating cash flow as restated in the 2025 annual report, removed ordinary working-capital swings, and subtracted stock-based pay and all tower capital spending (about $180 million a year, including land purchased under towers), then added back cash interest to get the cash the towers produce before paying lenders. That figure was $2.25 billion in 2023, $2.44 billion in 2024 and $2.56 billion in 2025. We use the three-year median, $2.44 billion (about $5.71 per share on roughly 427 million shares), as the starting level, because earlier years describe a different company that still owned fiber. Two accounting choices matter: rent recognized ahead of cash (straight-line rent) and the running-off of rent tenants prepaid years ago are treated as non-cash, so our figure follows the cash; and the amortization of acquired tenant contracts is added back as a sunk cost, with the real decay of those contracts carried instead as tenant losses in each case. The near term. Cash flow before interest grew 5.0% in 2025, helped by overhead cuts even as T-Mobile removed about $204 million of overlapping Sprint rent. For 2026 we assume about $2.45 billion, essentially flat on our starting level and about 4% below 2025, because the DISH rent is gone; roughly $55 million of 2026 savings from the February 2026 restructuring (about $65 million a year once complete) partly offsets it. First-half 2026 cash flow, annualized, is about $2.46 billion, which supports that level. Base case ($61 per share). From 2027 to 2034 cash flow grows about 1.6% a year: contracted rent escalators, less rising ground rents and costs, less further T-Mobile/Sprint-related and normal tenant losses that the company says will run at 1% to 2% of tower revenue each year through 2034, plus new equipment added by carriers at about half the pace the business has shown for two decades. From 2035 growth slows to about 0.5% a year to 2045, then holds flat. Towers are long-lived and about 80% of tower margin sits on land controlled for more than 20 years (40% on land owned outright or held by perpetual easement), so we keep the cash flow to 2050; after that the portion on leased land fades to zero by 2065 and the owned-land portion runs to 2075, where we stop because nothing we can point to today supports a longer horizon. The towers are worth about $41.9 billion in this case. Bear case ($39 per share). Tenant losses run at the top of the disclosed 1%-2% range through 2034 with no new leasing, so cash flow slips about 0.8% a year; and when the big three carriers' leases come up for renewal around 2032 (the average remaining lease term is about six years) they use their 90% share of revenue to cut rents by 10%. Cash flow falls to about $2.0 billion and stays there. The towers are worth about $32.2 billion. Recovery of the more than $3.5 billion Crown Castle claims DISH still owes is not counted in any case, because it depends on a legal outcome that has not happened. Bull case ($81 per share). Tenant losses run at the low end of the range, carriers keep adding equipment at the pace the business has historically shown, and the remaining restructuring savings arrive, lifting cash flow about 4% a year to 2034 and about 0.8% a year after that to 2050, before the same fade. The towers are worth about $50.3 billion. Debt. At June 30, 2026 Crown Castle owed $18.35 billion (including finance leases) against about $1.04 billion of cash, of which we treat about $0.94 billion as surplus, for net debt of $17.4 billion. Most of that debt carries fixed coupons averaging about 3.9%, well below today's long-term rates, with $1.0 billion due in the rest of 2026, $2.2 billion in 2027, $2.6 billion in 2028, $2.4 billion in 2029, $0.7 billion in 2030 and $9.4 billion later. We credit the cheap coupons until each maturity, worth about $1.7 billion, so the effective debt is about $15.7 billion, or about $36.78 per share. Annual interest of roughly $0.73 billion is covered more than 2.5 times even in the bear case, the company reports it is within its loan covenants, and the debt trades only modestly below face value, reflecting its low coupons rather than credit stress, so we see no refinancing squeeze in any case; any maturity refinanced is assumed to cost the full long-term rate. Subtracting that debt: in the bear case the towers are worth $32.2 billion, the company owes $15.7 billion, leaving $16.5 billion ($38.72 per share); in the base case $41.9 billion less $15.7 billion leaves $26.2 billion ($61.26); in the bull case $50.3 billion less $15.7 billion leaves $34.6 billion ($81.05). Because the debt is large relative to the business, small changes in tower cash flow move the share value by about 1.6 times as much. What would make this wrong. Deeper carrier consolidation or tougher renewals than we assume would push toward the bear case; a settlement with DISH, or a return to the leasing pace of the pre-Sprint years, would push toward the bull case. The earlier-year cash flow figures could not be split between towers and fiber from the filings, which is why we measure only from 2023 onward. Margin-of-safety price. This is a durable, contract-backed business, but it depends on three customers and carries net debt equal to roughly six to seven times its annual cash flow, so the estimate calls for a wide margin of safety that leans on the bear case. The margin-of-safety price is about $42, roughly 30% below our base estimate and a little above our bear estimate; at that price the cash the business earns for shareholders after interest (about $4 per share) is close to a 10% yield, and the base case implies further gains if the gap to our base value closes.

Chart analysis
A chartist would describe Crown Castle as a stock in a long-term downtrend. After peaking near $209 in late 2021, it made a series of lower highs and lower lows through 2022-2023 as interest rates rose, then spent 2024-2026 chopping sideways in a broad range roughly between $80 and $120, with rallies repeatedly failing below the declining 200-day moving average. Recent trading has slipped toward the bottom of that range, with a reported 52-week low near $67, which a technician would read as a breakdown from the multi-year base and a sign that sellers remain in control. The stock would need to reclaim its long-term moving averages and the old range floor around $80 to signal a trend change; until then the pattern is bearish, with the prior lows the only nearby support.
