Princeton Bancorp is the holding company for Bank of Princeton, a community bank with 33 branches serving central and southern New Jersey and parts of southeastern Pennsylvania. It has about $2.29 billion of assets, roughly $1.82 billion of loans, no borrowings, and equity of about 11.9% of assets. Its earnings come from the spread between what it earns on loans (about three quarters of them commercial real estate) and what it pays on deposits. It has grown through acquisitions, Noah Bank in May 2023 and Cornerstone Bank in August 2024. Because a bank's borrowing is its raw material, we value its owner earnings after interest directly and subtract no debt. How we measured earnings. We start from operating cash flow, remove the swings from accrued interest and other assets and liabilities, and subtract stock compensation and capital spending. We also subtract the provision for credit losses, because setting aside money for loan losses is a normal, recurring cost of lending. Per diluted share this gives $2.02 (2021), $3.49 (2022), $1.91 (2023), $0.71 (2024) and $2.28 (2025). 2024 is excluded from the normal level because $7.8 million of merger costs from the Cornerstone deal depressed it. The normal level is the median of the other four years, about $2.15 per share (roughly $14.7 million a year). Year-over-year growth from 2024 to 2025 was very large only because 2024 was depressed, so we do not extrapolate it. The first six months of 2026 (net income $13.3 million versus $6.1 million a year earlier, when a $9.9 million loan charge-off hit the second quarter) point to a healthier run rate, but we have not raised the normal level on two quarters. Base case: about $35.8 per share. Earnings stay at $2.15 per share indefinitely. The evidence is a deposit franchise and branch network that has produced positive owner earnings in each of the last five years, with no borrowings to refinance. We credit no growth: loans shrank slightly in 2025, and the acquisitions were large one-off deals rather than a small, repeatable pace, so they are not treated as a growth engine. The business is worth this amount and owes nothing at the holding level, so equity value per share equals business value. Bear case: about $24.9 per share. Commercial real estate is 73.9% of loans, and non-performing assets were $16.6 million at year-end 2025 after $10.0 million of charge-offs in 2025. We assume three years of credit provisions near $15 million a year, about 2.3 times the 2025 provision, cutting owner earnings to roughly $0.95 per share, then a permanently lower level of $1.60 per share. Business value is about $24.9 per share with no borrowings against it. Bull case: about $48.3 per share. Owner earnings of $2.90 per share, the level the bank is already running at on a net income basis in the first half of 2026 (two consecutive quarters of $6.2 million and $7.1 million) and between its 2022 and 2025 results, held flat. No borrowings. What would make this wrong: a commercial real estate downturn hitting the loan book harder than our bear case, a squeeze on the spread between loan and deposit rates, or further large charge-offs like the one taken in the second quarter of 2025. Upside comes if the improved 2026 earnings prove durable. Our valuation is below the bank's book value per share (roughly $40), reflecting its modest returns on equity. Some year-to-year cash-flow swings from accrued interest and other assets and liabilities could not be tied to a single cause, so we removed them from the normal level.

Chart analysis
Princeton Bancorp has traded on the Nasdaq Global Select Market under BPRN only since the 2022 holding-company reorganization, so the listed history is short and largely tracks regional-bank sentiment. A chartist would look at how the shares have behaved around the 2023 and 2024 bank acquisitions and the Q2 2025 credit charge-off, and whether they are holding above prior support after each dip. Without reliable price data on hand, no specific support or resistance levels are asserted here.
