Alpha Pro Tech is a small, debt-free manufacturer with two businesses. Building Supply (about $36.0 million of 2025 sales, 61%) sells housewrap (REX Wrap, REX Wrap Plus, REX Wrap Fortis), synthetic roof underlayment (REX SynFelt, REX TECHNOply, TECHNO SB) and other woven material to the new-home and re-roofing markets; it earned $5.5 million of segment income in 2025 and $5.7 million in 2024. Disposable Protective Apparel ($23.1 million, 39%) sells gowns, coveralls, shoe covers, lab coats, masks and face shields to cleanroom, industrial and medical customers; it earned $4.2 million in 2025. Unallocated corporate costs run about $5.0 million. Much of the apparel is sourced from Harmony, a joint venture in India in which the company owns 41.7%. Sales are almost entirely in the United States; two customers took 24% and 15% of 2025 revenue and the largest held 53% of year-end receivables. How we measured earnings. We measure the cash the owners could take out each year: operating cash flow with working-capital swings removed, minus stock compensation, minus the capital spending needed to keep the plants running. On that basis the business produced $3.5 million in 2022, $3.5 million in 2023, $0.4 million in 2024 and $3.9 million in 2025. The 2024 figure is depressed by a one-off $3.8 million capital project, more than four times the normal level, which fell back to $0.6 million in 2025; we treat 2024 as an outlier. The 2020 and 2021 pandemic years ($27.2 million and $4.5 million) describe a different business and are excluded entirely. The 2025 operating cash flow of $2.4 million looks weak, but that is a $3.2 million rise in receivables and a $0.9 million inventory build, not lost earning power; reported net income and the cash reconciliation agree to the dollar once those timing items are removed. The previous analysis on this company was built on a different earnings definition, so its figures are not comparable to these. The normal level. The median of the post-pandemic years is about $3.5 million. Part of that is interest earned on the company's cash pile ($0.65 million pre-tax in 2025, $0.9 million in 2024). Because we count the cash itself in the value, we strip the interest out of the earnings stream to avoid counting it twice, leaving about $2.9 million a year from the operating businesses. Earnings from the Harmony joint venture are not in that stream either (the company receives only small dividends from it), so we value the stake separately at its $5.5 million book value. Owner earnings grew about 10% in 2025 against 2023 (2024 is not a meaningful comparison); our base case assumes no growth in year one, which sits below that trailing rate. The first half of 2026 was stronger, with operating income of $2.6 million against $1.8 million a year earlier as higher-tariff inventory was worked through, but one good half-year does not move the normal level. The balance sheet. The company has no borrowings of any kind and has had none for at least a decade. Cash was $18.9 million at June 30, 2026; we count $16 million as surplus to operating needs. Operating leases ($7.6 million) are already charged through operating cash flow and are not subtracted. With no debt, the business value and the owners' value are the same thing, plus the cash and the Harmony stake. Diluted shares are about 10.35 million. Base case: $6.00 per share. The operating businesses earn about $2.9 million a year, flat, with no credit for growth. Housewrap has gained share against falling housing starts in 2025, and management expects growth, but share gains and a housing recovery are not in the bag, so we leave them out. We carry that level for 25 years on the strength of a 30-year operating record, durable branded building products and a sticky distributor base, then fade it to zero over the following 15 years since we cannot evidence the franchise beyond that. That is worth about $40.6 million, plus $16 million of surplus cash and $5.5 million for Harmony: about $62.1 million owed nothing to lenders, or $6.00 a share. Bear case: $3.98 per share. Normal earnings are lower at $2.2 million, reflecting the weaker pre-pandemic years (2017 and 2019 produced only $0.9 million and $1.8 million) and the risk that offshore competition in roof underlayment keeps pushing prices down, which the 2025 filing already describes. On top of that we add a real housing downturn of the 2007 to 2010 kind, when single-family starts fell by about three quarters: in years three to five earnings drop to zero, then to a $0.5 million loss, then recover to $0.5 million before returning to $2.2 million. We also assume loss of one of the two large customers is absorbed within that lower level. Earnings run for 20 years and fade to zero over the next ten. Harmony is marked at half its book value because tariffs on Indian goods have already shown they can cut its profit by more than two-thirds in a single year (from $629,000 in 2024 to $182,000 in 2025). That totals about $41.2 million, or $3.98 a share. Because there is no debt, a downturn of that depth leaves the company with cash, not a refinancing problem. Bull case: $7.01 per share. Earnings return to $3.2 million next year and $3.5 million thereafter as higher-tariff inventory clears (already visible in the first half of 2026) and the protective garment line holds the 12% growth it showed in 2025, carried for 30 years and faded over 15. With cash and the full Harmony stake that is about $72.6 million, or $7.01 a share. We do not credit a housing recovery or new roofing products, which management talks about but has not delivered. What could go wrong. Tariffs are the live issue: three increases landed in 2025, gross margin fell from 39.6% to 38.1%, and the IEEPA tariffs that were struck down in February 2026 were immediately replaced by a 15% temporary surcharge under Section 122 of the Trade Act, so the rules can change again. Customer concentration is the second risk: neither of the two customers who together take nearly 40% of sales is under contract to buy anything. Third, the chief executive is paid a bonus of 5% of pre-tax profit, which aligns him with profit but not with returns on capital; capital spending such as the 2024 project deserves watching. Margin of safety price: $3.25. We are reasonably confident in the earnings level because it has sat between about $3 million and $4 million in every normal year since 2018 other than capital-spending outliers, and because the cash reconciliation is exact. The worst plausible event is a deep housing bust coinciding with the loss of a major customer and a tariff shock to Harmony; the balance sheet would survive that comfortably, because there is no debt and the cash alone covers well over a third of the per-share value. If we are wrong about the normal level (say it is closer to $2 million than $2.9 million) and about Harmony (worth nothing), the shares are still worth around $3.80 because of the cash. At $3.25 the price represents roughly $1.55 a share for cash and $1.70 for a business that earns about 28 cents a share in a normal year, and that business keeps retiring roughly 5% of its shares annually with its own cash, which compounds per-share value over the holding period. The price assumes a three-to-four-year holding period; from $3.25 the gap to the base case is wide enough for the base case to imply the required return over that period even if only part of it closes, and the bear case still sits above the margin-of-safety price.

Sales geography
United States (Northeast, Midwest, West, South), with minor sales to Canada and Costa Rica
Historical growth strategy
Organic growth in building products (housewrap and synthetic roof underlayment) through distributor and builder relationships and modest capacity additions, combined with a steady share buyback that has cut the diluted share count from about 18 million in 2015 to about 10.3 million, funded entirely from operating cash. No debt-financed acquisitions; product sourcing partly through a 41.7%-owned joint venture in India.
Chart analysis
A chartist would see a classic blow-off spike: the shares ran from low single digits to roughly ten times that level in the first months of 2020 on pandemic mask and gown demand, then gave virtually all of it back by 2022. Since then the stock has traced a long, flat base in the mid single digits, with tight ranges and no sustained breakout above the post-2022 range. The absence of a higher-high pattern means the chart offers no trend signal; a move above the top of the multi-year range would be the first technical change of character.
